Job summary

A Advani Realty is seeking an experienced Manager - Planning & Coordination to lead end-to-end planning, coordination, and execution for high-value developments in Pune. You will drive projects from concept to handover, ensuring quality, regulatory compliance, budget control, and stakeholder satisfaction.

Responsibilities include developing schedules, coordinating with architects and contractors, securing NOCs, managing budgets, and driving value engineering.

Qualifications

• BE Civil from a recognized university (First Division preferred).
• 10+ years of end-to-end experience in planning, coordination, and execution of large-scale real estate projects.
• Asset class exposure across residential, commercial, retail, IT parks, or mixed-use developments.
• NICMAR qualification in Planning/Construction Management or postgraduate degree in Project/Construction Management (advantage).
• Familiarity with IGBC/LEED green building standards.

• Lead complete development cycle from conceptualization to handover, ensuring timelines, budgets, quality, safety, and compliance.
• Develop and monitor project schedules using MS Project or equivalent tools; track milestones and risks.
• Coordinate with architects, consultants, internal design teams, and contractors for seamless execution.
• Coordinate with RERA, municipal authorities, environmental, fire, and other regulatory bodies for NOCs and approvals.
• Manage budgets, monitor financial performance, drive value engineering, and optimize costs.
• Oversee procurement strategy, vendor evaluation, negotiations, onboarding, and performance tracking.
• Drive execution and readiness of office spaces, retail, and mixed-use projects before handover.
• Establish quality control, audits, IGBC/LEED compliance, and digital project monitoring.
• Lead cross-functional teams across Engineering, Planning, Procurement, and Legal; liaise with JV partners and senior leadership.

About the Role

A Advani Realty is seeking an experienced project leader for the role of Manager - Planning & Coordination in Pune. You will drive end-to-end planning, coordination, and execution for high-value residential, commercial, retail, and mixed-use developments - including Pune's second World Trade Center at Hinjewadi.
We are looking for someone to lead projects from conceptualization through execution and final handover while ensuring quality, timely delivery, regulatory compliance, budget control, cost efficiency, and stakeholder satisfaction.

Key Responsibilities

• Project Leadership & Execution: Lead the complete development cycle from conceptualization to handover, ensuring strict adherence to timelines, budgets, quality, safety, and compliance.
  
• Planning & Scheduling: Develop and monitor project schedules using MS Project or equivalent planning tools, track key milestones, identify risks, and resolve execution bottlenecks.
  
• Design & Consultant Coordination: Work closely with architects, consultants, internal design teams, and contractors to ensure seamless, error-free project execution.
  
• Statutory Approvals: Coordinate with RERA, municipal authorities, environmental departments, fire authorities, Airport Authority (where applicable), and other regulatory bodies to secure necessary NOCs and approvals.
  
• Budgeting & Cost Control: Manage project budgets, monitor financial performance, drive value engineering, and optimize costs without compromising quality or design intent.
  
• Procurement & Vendor Management: Oversee procurement strategy, vendor evaluation, negotiations, onboarding, and performance tracking for timely and cost-effective delivery.
  
• Commercial Asset Delivery: Drive the execution and operational readiness of office spaces, retail developments, and mixed-use projects prior to handover.
  
• Quality, Compliance & Sustainability: Establish quality control frameworks, conduct audits, drive IGBC/LEED green building practices, and implement digital project monitoring tools.
  
• Team & Stakeholder Leadership: Build and manage cross-functional teams across Engineering, Planning, Procurement, and Legal while liaising with JV partners, consultants, and senior leadership.
  

Qualifications & Experience Required

• Education: B.E. Civil from a recognized university (First Division preferred).
  
• Experience: 10+ years of end-to-end experience in planning, coordination, and execution of large-scale real estate projects (preferably with a reputed developer).
  
• Asset Class Exposure: Proven track record across residential, commercial, retail, IT parks, or mixed-use developments.
  
• Added Advantage: NICMAR qualification in Planning/Construction Management or a postgraduate degree in Project/Construction Management.
  
• Green Standards: Familiarity with sustainable building practices (IGBC, LEED).
