Job summary

Virtuous Retail seeks an experienced Architect/Designer to lead design teams for operational centres in India. You will prepare design briefs, review tenant proposals, and coordinate with design, structural and project management consultants to balance fit-out timelines with approvals.

You will manage asset enhancement projects, prepare design control documents, check BOQs, and coordinate approvals (MC, AAI, CFO, MoEF, IGBC) while ensuring NBC compliance and high-quality drawings for site

Qualifications

• A qualified architect and / or designer, min. 8 years post-qualification experience and 4 years experience leading teams.
• A postgraduate degree from a leading institution is a plus
• Proficiency in AutoCAD, Sketchup and other relevant software packages
• In-depth familiarity with NBC and local building norms
• Good network within the architecture and design communities

Responsibilities

• Prepare and update design guideline briefs for tenants and operational centres.
• Review tenants design proposals for stores and kiosks.
• Coordinate with design, structural and project management consultants for initiatives.
• Conduct monthly audits and escalate rectifications as needed.
• Support AutoCAD and MS Office work for extensions, redesigns and repurposing at centres.
• Coordinate with architects, structural & MEP consultants for developments.
• Prepare project briefs and design control documents for code compliance.
• Coordinate BOQs and issue accurate GFC drawings to site for execution.
• Coordinate all building plan approvals (MC, AAI, CFO, MoEF, IGBC).
• Manage design team and area/FSI statements; check submittals by consultants.
• Undertake feasibility studies for enhancements or new purchases.
• Design to Cost – work with budgeting and planning to meet targets.
• Attend forums/seminars for market updates and intelligence.
• Ensure timely upskilling of required staff;
• Own and drive quality and customer service initiatives.

Job description

Core Responsibilities:

Operational Centres

• Prepare and update design guideline briefs to be provided to tenants for operational centres, whenever need be, or as required by the centre.
• Review tenants design proposal for both stores and kiosks.
• Ensure evaluation and go-aheads on required drawings to ensure a balance between fit-out period and mandatory process.
• Asset Enhancement Support :
• Support AutoCAD, Microsoft office works & Design drawings for extension, redesign and repurposing initiatives at operational centres.
• Coordinating with design, structural & project management consultants for such initiatives.

Audit :

• Monthly audits of design concerns at operating centres.
• Timely escalations of rectifications that are stagnant.
• Follow-ups on snag completions and arriving at realistic time lines

Asset Enhancement & Future Developments

• Coordinate with International and Local Architects, Structure & MEP consultants.
• Support AutoCAD, Microsoft office works & Design drawings for extension, redesign and repurposing initiatives at operational centres.
• Prepare project brief & design control documents to ensure code & statutory compliance of design.
• Ability to check & coordinate BOQs and issue accurate GFC drawings to site for execution.
• Coordinate all building plan approvals including MC, AAI, CFO, MoEF, IGBC etc.
• Manage design team and prepare area statements, FSI statements, check project efficiencies & approve drawings / submittals by the various design consultants.
• Undertake project feasibility for potential enhancement of developability, neighboring properties or new purchases.
• Design to Cost - Work closely with budgeting & planning team to meet the budget targets.

Team and Self- Development

• Ensure timely updation of the required skills;
• Attending relevant forums / seminar for market updates / intelligence.
