Godrej Properties Limited in Mumbai seeks a Manager Civil (Tower In charge) to oversee high-rise projects from budgeting to execution, ensuring quality and on-time delivery while coordinating with cross-functional teams and managing contractor relationships.

The role requires BE/B.Tech in Civil Engineering with 12+ years of experience in project management in the real estate sector, and strong communication skills. The position is based at Mumbai (Kandivali) and is full-time.

Qualifications

• BE/B.Tech in Civil Engineering.
• 12+ years of experience in project management within the real estate sector.
• Experience in high-rise real estate projects and managing consultants/contractors.

Responsabilités

• Project financial management: track spends, certify bills, ensure timely payments.
• Contractor and vendor management: identify, shortselect, prepare contracts and cost input.
• Project monitoring and execution: oversee from design to handover, prepare plans, ensure quality.
• Material procurement and tracking: obtain materials, coordinate with procurement on schedules.
• Progress monitoring and reporting: track construction progress, hold daily meetings, report issues.

About at Godrej Properties, you'll oversee high-rise projects from budgeting to execution, ensuring quality and timely delivery while collaborating with cross-functional teams and managing contractor relationships to achieve project success.

Key responsibilities 1. Project financial management- Track spends against the allocated project budget and control costs within budget (bills and payments)- Certify the bills of consultants, contractors and vendors- Follow up with Accounts to ensure timely payments

2. Contractor and vendor management - Identify suitable contractors, consultants and vendors for various contracts- Conduct a comparative analysis of shortlisted vendors and make recommendations- Provide technical/work scope inputs to Contracts and Budgeting teams to prepare contracts and costing- Follow up with Contracts for sign-off on agreements, Letters of Intent (LOIs) and work orders

3. Project monitoring and execution- Completely responsible for monitoring and executing the project from the design stage through execution until the final handover to the customer- Provide the scope of work that is awarded, including accountabilities and authorities- Prepare detailed project plans, including work schedules and risk mitigation plans, in coordination with project management consultants- Ensure adherence to quality parameters, standards, and compliance- Participate in the joint procurement process, coordinating with project management consultants and contractors- Conduct weekly review meetings with contractors and project management consultants on work progress, construction schedule, design, or quality issues- Identify issues hampering project progress and resolve project-related issues or bottlenecks

4. Material procurement and tracking- Obtain materials from the purchase department- Follow up with project management consultants on the schedule of materials required- Coordinate with contracts for fulfilment of material requirements and collaborate with design and the Regional Head as needed

5. Progress monitoring and reporting- Track and monitor the progress of construction activities concerning final drawings, design, construction schedule and budget- Conduct daily meetings with team members to discuss progress and issues- Monitor the quality of work by conducting visual inspections regular ...

Education:

• BE/B. Tech in Civil Engineering

Experience:

• 12+ years of experience in project management within the real estate sector

Skills:

• Proven experience in high-rise projects in the real estate sector
• Experience in managing consultants and contractors to achieve goals, objectives and schedules
• Strong understanding of the real estate development business, construction management, project management and new technologies in the construction industry
• Knowledge of the latest technologies and materials, including value engineering and MS Project
• Excellent communication and presentation skills
• Good interpersonal and computer skills
