About The Role
As a Senior Project Manager at Godrej Properties, you'll oversee high‑rise projects from budgeting to execution, ensuring quality and timely delivery while collaborating with cross‑functional teams and managing contractor relationships to achieve project success.
Key Responsibilities
- Project financial management: Track spends against the allocated project budget and control costs within budget (bills and payments); certify bills of consultants, contractors, and vendors; follow up with Accounts to ensure timely payments.
- Contractor and vendor management: Identify suitable contractors, consultants, and vendors for various contracts; conduct a comparative analysis of shortlisted vendors and make recommendations; provide technical/work scope inputs to Contracts and Budgeting teams to prepare contracts and costing; follow up with Contracts for sign‑off on agreements, Letters of Intent (LOIs), and work orders.
- Project monitoring and execution: Completely responsible for monitoring and executing the project from the design stage through execution until the final handover to the customer.
- Scope of work for awarded projects: Provide the scope of work that is awarded, including accountabilities and authorities; prepare detailed project plans, including work schedules and risk mitigation plans, in coordination with project management consultants.
- Quality adherence: Ensure adherence to quality parameters, standards, and compliance; participate in the joint procurement process, coordinating with project management consultants and contractors.
- Weekly review meetings: Conduct weekly review meetings with contractors and project management consultants on work progress, construction schedule, design, or quality issues; identify issues hampering project progress and resolve project‑related issues or bottlenecks.
- Material procurement and tracking: Obtain materials from the purchase department; follow up with project management consultants on the schedule of materials required; coordinate with contracts for fulfillment of material requirements and collaborate with design and the Regional Head as needed.
- Progress monitoring and reporting: Track and monitor the progress of construction activities concerning final drawings, design, construction schedule and budget.
- Daily meetings: Conduct daily meetings with team members to discuss progress and issues; monitor the quality of work by conducting visual inspections regularly and scrutinising reports from PMC consultants and project managers; prepare monthly reports on project updates and update the Operations Head and Regional Head.
Education
- BE/B. Tech in Civil Engineering
Skills
- Proven experience in high‑rise projects in the real‑estate sector.
- Experience in managing consultants and contractors to achieve goals, objectives and schedules.
- Strong understanding of the real‑estate development business, construction management, project management and new technologies in the construction industry.
- Knowledge of the latest technologies and materials, including value engineering and MS Project.
- Excellent communication and presentation skills.
- Good interpersonal and computer skills.
