Job summary

Godrej Properties in Pune is seeking a senior project leader to oversee a cluster of large-scale real estate projects with end-to-end ownership of strategy, execution, and profitability. You will manage a portfolio of 10-12 Mn sq. ft.

Job description

The incumbent will be responsible for overseeing a cluster of large-scale real estate projects in Pune, with end-to-end ownership of strategy, execution, and profitability. The role will manage a portfolio of (10-12 Mn sq. ft.) and lead a team of Project Directors/Deputy Project Directors, ensuring delivery aligned to business plans, timelines, and financial objectives.

Key Responsibilities

P&L Ownership & Business Management

• Drive overall P&L performance for the cluster, ensuring profitability and return optimization
• Lead financial modelling, AOP planning, and business strategy for projects
• Monitor project cash flows, cost controls, and revenue realization
• Ensure alignment of execution with approved business plans

Project & Execution Management

• Oversee end-to-end project lifecycle from planning to delivery across multiple projects
• Ensure adherence to timelines, quality standards, and cost benchmarks
• Drive coordination across construction, design, sales, and other functions
• Enable efficient site-level execution through strong governance mechanisms

Strategic Planning & Risk Management

• Identify risks across pre-construction and construction phases and drive mitigation strategies
• Provide strategic inputs to enhance project viability and returns
• Drive data-backed decision-making for portfolio optimization

Stakeholder & Liaison Management

• Manage key external stakeholders, including government authorities and regulatory bodies
• Ensure smooth liaisoning and approvals for projects
• Collaborate closely with internal leadership teams across functions

Position Requirements

Skills Required

• Strong business acumen with P&L ownership experience
• Expertise in financial modelling, AOP planning, and project feasibility
• Deep understanding of real estate project lifecycle and execution
• Strong stakeholder management and liaisoning capabilities
• Proven leadership and team management experience
• Ability to drive cross-functional collaboration
• Understanding of sales, marketing, and customer experience

Qualification:

• Post-Graduation (MBA/PGDM) from a reputed institute
• Additional qualifications such as CA/CFA (preferred)

Experience:

• Minimum 10 years of experience post PG qualification
• Mandatory experience in the real estate sector
• Strong exposure to strategy, P&L management, financial modelling, liaisoning, and project management
• Prior experience in managing large-scale or multiple projects (cluster level) preferred
• Strong understanding of the local real estate market is desirable
