Job summary

Godrej Properties Limited seeks an experienced Manager to oversee high-rise projects from budgeting to execution in Mumbai. You will collaborate with cross-functional teams, manage contractor relationships, and ensure timely delivery while maintaining quality standards.

The role requires handling project planning, cost controls, procurement coordination, and vendor management, with a focus on end-to-end project execution up to handover to customers.

Responsibilities

• Oversee project budgeting and cost control
• Certify consultant, contractor and vendor bills
• Coordinate with Accounts for payments and signing of LOIs
• Manage contractor and vendor relationships
• Prepare detailed project plans and risk mitigation strategies
• Monitor construction progress and quality through PMCs and site visits
• Lead weekly progress reviews with contractors and PMCs
• Ensure timely handover from design to completion

About The Role

As a Manager at Godrej Properties, you'll oversee high-rise projects from budgeting to execution, ensuring quality and timely delivery while collaborating with cross-functional teams and managing contractor relationships to achieve project success.

Key responsibilities

• Project financial management
• Track spends against the allocated project budget and control costs within budget (bills and payments)
• Certify the bills of consultants, contractors and vendors
• Follow up with Accounts to ensure timely payments
• Contractor and vendor management
• Identify suitable contractors, consultants and vendors for various contracts
• Conduct a comparative analysis of shortlisted vendors and make recommendations
• Provide technical/work scope inputs to Contracts and Budgeting teams to prepare contracts and costing
• Follow up with Contracts for sign-off on agreements, Letters of Intent (LOIs) and work orders
• Project monitoring and execution
• Completely responsible for monitoring and executing the project from the design stage through execution until the final handover to the customer
• Provide the scope of work that is awarded, including accountabilities and authorities
• Prepare detailed project plans, including work schedules and risk mitigation plans, in coordination with project management consultants
• Ensure adherence to quality parameters, standards, and compliance
• Participate in the joint procurement process, coordinating with project management consultants and contractors
• Conduct weekly review meetings with contractors and project management consultants on work progress, construction schedule, design, or quality issues
• Identify issues hampering project progress and resolve project-related issues or bottlenecks
• Material procurement and tracking
• Obtain materials from the purchase department
• Follow up with project management consultants on the schedule of materials required
• Coordinate with contracts for fulfilment of material requirements and collaborate with design and the Regional Head as needed
• Progress monitoring and reporting
• Track and monitor the progress of construction activities concerning final drawings, design, construction schedule and budget
• Conduct daily meetings with team members to discuss progress and issues
• Monitor the quality of work by conducting visual inspections regularly and scrutinising reports from PMC consultants and project managers
• Prepare monthly reports on project updates and update the Operations Head and Regional Head
