Qualifications

Job Description All Kerala Maintenance responsibility. Preparation of schedule and implementation of preventive maintenance as per the schedule.. Monitor & Control the execution of routine preventive maintenance of all units under maintenance. ¢ ¢ ¢ Ensuring safety environment to technicians and achieving zero accidents. Monitoring technicians daily attendance and TBT attendance. Attending periodical meeting with customers for monitoring their needs and to address all customer queries. ¢ ¢ ¢ Planning the requirement of maintaining capital tools and procuring through Maintenance Manager and Purchase department as and when required. Execution of reconstruction / modernization orders based on arrival of materials. Assessment of the performance of the maintenance technicians / engineers and sending assessment forms duly filled in to the Corporate - FOD through branch head. ¢ ¢ Ensure that callbacks are attended to efficiently and effectively. Ensure implementation of corrective and preventive action plan based on monthly statistical report of callbacks. ¢ ¢ ¢ ¢ Analyzing call backs on monthly basis along with team and taking preventive action for non-repetition of similar call back. Analyzing spare consumption on monthly basis along with the team and taking preventive action to reduce spare consumption. Planning and execution of repair works for specific projects under maintenance and pre-maintenance repairs. Planning and advising manpower requirements as per business plan well in time to Manager - Maintenance. ¢ ¢ Safety of personnel at the maintenance job sites. Inspecting and verifying the execution of programmed preventive maintenance.

¢ Co-ordination with Maintenance Manger on pre-maintenance surveys, refurbishing of units under maintenance, modernization / re-construction and cost estimation of the same. ¢ ¢ Attending in co-ordination with supervisor / field technician for any site meeting with clients as and when required. Organizing and conducting field education program for maintenance technicians. ¢ ¢ To ensure that callbacks are attended to efficiently and effectively. Responsible for final inspection and co-ordination with Installation department / QA/QC department before taking over. Communicating with client on site and addressing their queries and concerns regarding maintenance systems. ¢ ¢ ¢ ¢ Co-ordinate with concerned authorities for disposal of wastes. Conducting aspect & impact assessment for any new activity. To take necessary steps and initiatives on Aspect/Impact management. Conduct surprise audits at Jobsites along with department heads for "EMS" performance. ¢ ¢ ¢ ¢ Timely submission of AMC and Repair invoice to the customer. Payment collection follow-up based on IMEC guidelines. To maintain price levels as per IMEC Policy Close interactions with Builders, Facility Management Teams, Society members & End users for consistent results. ¢ Strict implementation of IMEC collection policy and close monitoring of account receivables. ¢ ¢ Timely Renewal & Conversion of AMC contracts., Pursue collection targets on day ~ day basis and achieve targets as planned. Strict adherence as per Company's guidelines regarding Discounts, AMC Pricing etc., ¢ ¢ Retention of AMC Customers, NIL loss to 3rd party Competitors Co-ordinating with Customer for signing contract to install and maintain M's Bridge in the respective route. ¢ ¢ ¢ Responsible for achieving target pertaining to specific maintenance parameters as per business plan. Monitor & control the execution of routine preventive maintenance of all units under maintenance. Monitor & control the execution of repair works for specific projects under maintenance and pre-maintenance repairs for revival contracts. Planning and advising manpower requirements as per business plan. Analyzing of spares consumption on monthly basis along with the team and taking preventive action. Handling escalation on problems related to maintenance & resolving the same to the client satisfaction. Assisting and guiding installation engineers and supervisors issues pertaining to maintenance. ¢ ¢ Liaising, attending meetings, timely correspondence with clients as required. Ensuring proper maintenance of maintenance records, documents & filing systems as per quality management system procedure / requirements. Liaising with local authorities/government departments as required. Storage quantity of hazardous materials should not exceed the allowable limit.
