Job description

We are seeking an experienced Healthcare Property Acquisition Manager to drive our expansion strategy across India. The role will be responsible for identifying, evaluating, negotiating, and acquiring commercial properties, land parcels, brownfield projects, and existing buildings suitable for healthcare and fertility-care operations.

The ideal candidate will have extensive experience in commercial real estate acquisition, strong negotiation capabilities, a deep understanding of regulatory requirements, and an established network of developers, property consultants, brokers, and landlords across India.

Role & responsibilities

• Identify and evaluate expansion opportunities across Tier 1, Tier 2, and Tier 3 cities.
• Conduct market feasibility studies, including demographics, catchment analysis, competition assessment, and commercial viability.
• Develop and maintain a robust pipeline of potential properties aligned with business requirements.
• Source suitable properties through developers, landlords, brokers, IPCs, and industry networks.
• Build strategic relationships with property owners and developers for lease, purchase, and built-to-suit opportunities.
• Explore co-located healthcare spaces within commercial developments and townships.
• Assess properties for healthcare suitability, including infrastructure, patient accessibility, utility provisions, and expansion potential.
• Coordinate with legal, technical, and project teams to conduct due diligence related to title verification, zoning regulations, approvals, and compliance requirements.
• Ensure adherence to healthcare infrastructure standards and applicable regulatory guidelines.
• Lead negotiations for property acquisition, long-term leasing, revenue-sharing arrangements, and strategic partnerships.
• Prepare financial assessments, investment proposals, and business cases for leadership review.
• Drive transactions from initial discussions through final agreement execution.
• Collaborate closely with Projects, Design, Legal, Finance, and Operations teams to ensure seamless site handover and project execution.
• Track acquisition progress, approvals, risks, and timelines, and provide regular updates to stakeholders.
• Candidate should be open to travel Pan India
• We are a 6 days working Organization with Saturday being Work from home.

Preferred candidate profile

• Experience in healthcare or hospital infrastructure expansion projects
• Existing network with developers, landlords, brokers, and IPCs across India.
• Familiarity with fertility clinics, healthcare facilities, diagnostic centers, or hospital project requirements.
• Strong geographical understanding of key Indian markets and emerging growth corridors.

Required Skills

• Strong understanding of land acquisition processes, zoning regulations, municipal approvals, and commercial real estate practices.
• Expertise in deal structuring, financial evaluation, rental yield analysis, and project budgeting.
• Excellent negotiation, networking, and relationship management skills.
