Job summary

Livedge Constructions LLP in Chennai is seeking an experienced Senior Project Manager to lead and execute our residential real estate developments, including high-rise towers and plotted schemes. You will oversee planning, approvals, tendering, procurement, and on-site execution with cross-functional teams.

Ideal candidate has 10–20 years’ experience in real estate development or construction, strong BOQ, costing, contracts, and vendor management, plus excellent communication and problem-solving

Qualifications

• 10–20 years of experience in real-estate development/construction.
• Experience in residential high-rise projects is essential/preferred.
• Experience in plotted development / villa / township projects is a strong advantage.
• Strong knowledge of BOQ, costing, contracts, procurement and project scheduling.

Responsibilities

• Lead projects from planning, approvals and tendering through execution and completion.
• Manage high-rise residential construction as well as large-scale plotted/land development projects.
• Coordinate with architects, structural consultants, MEP consultants, planners and statutory authorities.
• Manage contractors, vendors, procurement and site execution.
• Prepare/review BOQs, estimates, budgets and project schedules.
• Monitor project cost, quality, safety and timelines.
• For plotted developments, manage roads, drainage, utilities, electrical infrastructure, landscaping and external development.
• Conduct regular site inspections and ensure execution as per approved drawings and specifications.
• Prepare project MIS and provide regular updates to management.
• Coordinate with Sales, Finance, Legal and other teams for project completion and handover.

• Strong contractor and consultant management skills.
• Developer-side experience preferred.
• Good communication, negotiation and problem-solving abilities.

Compensation: 6–12 LPA + performance incentive, depending on experience and capability.
