Focus Management Consultants is seeking a Senior Technical Executive to manage day-to-day facility operations at our SS Plaza facility in Bengaluru. The role covers MEP maintenance, preventive maintenance, breakdown management, client coordination, and technical compliance.

You will supervise electrical, HVAC/VRF, BMS, DG sets, UPS, fire & safety systems, plumbing, and related assets. Strong communication with clients and vendors is essential.

About the Role

We are looking for a technically skilled and proactive Senior Technical Executive to manage day-to-day facility operations, MEP maintenance, preventive maintenance, breakdown management, client coordination, and technical compliance at our SS Plaza facility in Bengaluru.

The ideal candidate should have hands-on experience in Electrical Systems, HVAC/VRF, BMS, DG Sets, UPS, Fire & Safety Systems, Plumbing, and overall MEP operations.

Key Responsibilities

1. Facility Operations & Technical Maintenance

• Conduct daily facility inspections, floor rounds, and monitoring of critical MEP equipment.
• Ensure smooth operation of electrical systems, HVAC/VRF, DG Sets, UPS, Transformers, LT Panels, and

other critical assets.

• Monitor lifts, fire pumps, FAPA systems, STP, plumbing, CCTV, access control, and BMS.
• Identify technical abnormalities and coordinate timely corrective actions.

2. Preventive Maintenance & Breakdown Management

• Prepare and maintain the 52-Week Planned Preventive Maintenance (PPM) Calendar.
• Execute and supervise scheduled PPM activities and coordinate with AMC vendors.
• Manage technical complaints, breakdowns, troubleshooting, and corrective maintenance.
• Track complaint tickets, PPM compliance, and closures within defined TAT/SLA.
• Maintain maintenance records, checklists, and service reports in the Autopilot App.

3. Client Coordination & Service Management

• Act as a point of contact for client technical and facility-related requirements.
• Address client complaints, provide maintenance updates, and coordinate timely resolutions.
• Communicate scheduled PPM activities, breakdown updates, and pending technical works.
• Ensure service delivery meets client expectations and agreed SLAs.

4. MEP Systems & Critical Equipment

• Supervise electrical maintenance involving LT panels, MDB/SMDB/DBs, MCCBs, MCBs, lighting, and

associated equipment.

• Monitor and troubleshoot HVAC/VRF systems and coordinate AC maintenance.
• Oversee DG Sets, UPS, Transformers, lifts, fire alarm systems, fire pumps, and life-safety equipment.
• Coordinate STP operations, plumbing maintenance, CCTV, access control, and BMS-related activities.

5. Team, Vendor & AMC Management

• Supervise MST and BMS teams, assign daily tasks, and monitor work quality.
• Prepare technical team shift rosters and ensure adequate manpower coverage.
• Manage AMC schedules, contract validity, service reports, renewals, and vendor performance.
• Coordinate with contractors and vendors for maintenance and technical project requirements.

6. Asset Management, Compliance & Safety

• Maintain MEP asset registers, breakdown histories, PPM schedules, and technical documentation.
• Track statutory licences, certificates, approvals, compliance records, and renewal dates.
• Prepare and monitor work permits and ensure compliance with safety procedures.
• Maintain records required for client audits, statutory inspections, and internal reviews.

7. R&M, Projects & Reporting

• Prepare monthly electrical and plumbing Repair & Maintenance (R&M) material requirements.
• Coordinate procurement of spare parts, consumables, and maintenance materials.
• Supervise MEP-related installations, modifications, testing, commissioning, snag rectification, and

handover.

• Prepare daily technical reports, maintenance updates, breakdown summaries, and pending-work trackers.
• Upload PPM reports, maintenance documentation, and service records into the Autopilot App.

Key Skills & Requirements

• Strong technical knowledge of MEP systems, electrical maintenance, HVAC/VRF, BMS, DG Sets, UPS, and

critical facility equipment.

• Experience in facility operations, PPM planning, breakdown management, and asset maintenance.
• Understanding of FAPA, fire pumps, lifts, STP, plumbing, CCTV, and access control systems.
• Knowledge of AMC management, statutory compliance, work permits, and safety procedures.
• Experience supervising technical teams, including MST and BMS personnel.
• Good client communication, vendor coordination, troubleshooting, and reporting skills.
• Proficiency in MS Excel, technical checklists, maintenance trackers, and facility management applications.
• ITI / Diploma / Degree in Electrical, Mechanical, or a relevant technical discipline preferred.
