Job summary

Kumar Lifespaces in Pune seeks Sr. Engineer – Estimation & Billing to drive detailed project estimates, BOQs and contractor billing. You will conduct rate analysis, verify RA and final bills, and support cost control across residential/high-rise developments.

The role requires 6–10 years in real estate or construction, proficiency in RCC, civil works, MS Excel and AutoCAD, and the ability to coordinate with design, procurement and accounts teams to ensure accurate costing and timely payments.

Qualifications

• 6–10 years of experience in real estate or construction, preferably residential/high-rise.
• Expertise in quantity estimation, BOQ prep, rate analysis and contractor billing.
• Hands-on RA bills, final bills, site measurements and variation management.
• Strong knowledge of RCC, civil and finishing works and related drawings.
• Proficient in MS Excel, AutoCAD and estimation/billing tools.
• Ability to independently manage estimation and billing activities.

Responsibilities

• Prepare detailed project estimates, BOQs and quantity take-offs based on architectural, structural and MEP drawings.
• Verify quantities for RCC, steel, shuttering, civil, finishing and allied works.
• Conduct rate analysis considering material, labour, equipment and other applicable costs.
• Identify quantity discrepancies and assess the cost impact of drawing revisions.
• Verify and process contractor RA bills and final bills against approved BOQs, drawings and actual site measurements.
• Conduct joint measurements with site teams and contractors, wherever required.
• Validate rates, deductions, recoveries, retention and other applicable contractual provisions.
• Ensure accurate measurement records and timely bill certification.
• Monitor project quantities and costs against approved estimates and budgets.
• Identify and evaluate extra items, deviations and variations, ensuring necessary approvals.
• Track quantity variations, material consumption and potential cost overruns.
• Identify cost-saving opportunities and highlight commercial risks to management.
• Prepare tender BOQs, analyze contractor quotations and prepare comparative statements.
• Coordinate with Project, Design, Procurement and Accounts teams for estimation, billing and cost-related matters.
• Resolve measurement and billing discrepancies with contractors and site teams.
• Maintain project-wise estimation, billing and cost MIS for management review.
• Prepare project budget & pre-construction estimation.

Key Responsibilities
