Lodha in Gurugram is seeking a DCO Specialist to lead DD budgeting, value engineering, and cost control for luxury interior projects. You will oversee Budgets for residential and commercial ventures, coordinate with design, procurement, and construction teams, and ensure timely budget uploads in SAP.

The role requires deep knowledge of finishing materials, market trends, and a strong commercial acumen to drive project value while maintaining quality and schedule.

Qualifications

• Minimum 14+ years of experience on interior projects involving site execution, design coordination, quantity take-off, and estimation quantification.
• BE (Civil) with specialization in Interior Finishes for Luxury Projects/Hotels.

Responsibilities

• Prepare DD budgets for projects based on DD drawings with contingencies and compare to Concept Budget.
• Lead VE exercises from Concept to DD to stay within Concept Budget.
• Monitor budgets and guide teams on system controls for variation and budget management.
• Coordinate with external cost consultants for BoQs and rate master; drive standardization across packages.
• Ensure alignment with Design, Procurement, and Construction teams and maintain process compliance.

Job Profile

In this role of DCO Specialist, you will have four key focus areas DD Budgeting and Value Engineering, Cost and BoQ Review, Collaboration and Team Management, and Systems and Process Compliance. In this role, you would be responsible for Budget Review with COO, Regional CEO, Architects, and Design Team with Value Engineering. Your work experience of handling Budgets for Residential as well as Commercial projects will be important to succeeding in this role. In this role, you will be a critical link between Design, Procurement, and Construction Management teams. It is crucial to be well-versed with current Finishing Technology available in the industry, along with thorough knowledge of Finishing materials and alternatives. You must also be well-versed with current market trends in terms of new materials and pricing. This role reports to the DCO Head.

DD Budgeting and Value Engineering

• Preparation of DD Budget for various projects based on DD drawings given by the design team, along with contingencies, and comparison of DD Budget vs Concept Budget.
• Conducting VE exercise during the process of design (Concept to Schematic to DD) to ensure the design being done is within Concept Budget/Budget Norms. Review of KCA (Key Common Area) Work Order CRN/QCRN (variations) and cost reduction through identification of key drivers and variations in Projects (design related).
• Handing over and monitoring of budgets for assigned projects and guiding respective teams for system-related activities/controls for handling variation and budget-related activity. Timely Plant Creation and Concept/DD Budget Upload in SAP (for allocated projects).

Cost and BoQ Review

• Appoint external cost consultants to prepare Concept and DD Budgets and prepare BoQs (select BoQs may come directly from design consultants and will be reviewed by the external Cost Consultant).
• Preparation of Rate Master for all standard BOQ items and periodically updating it.
• Drive standardization of BoQs by tender packages across project categories.
• Implement QS & Cost Management best practices used in the industry.

Collaboration and Team Management

• Keep the team aligned to overall objectives, monitor their performance, and ensure that they consistently achieve set goals.
• Provide guidance to the team leads based on own experience and industry knowledge and support skills/capability building.
• Consistently work with peers towards the overall business objectives and ensure a smooth customer experience.

Systems and Process Compliance
