Role Overview

We are seeking a data-driven, commercially astute Business Development Analyst with 35 years of experience in the Mumbai Metropolitan Region (MMR) real estate market. In this role, you will evaluate greenfield/brownfield land acquisitions, Joint Developments (JD/JDA), Society Redevelopment (under DCPR 2034 / Reg 33), and Slum Rehabilitation Authority (SRA) opportunities by preparing robust financial feasibility models and micro-market intelligence.

Key Responsibilities

• Financial Modeling & Feasibility: Build and update dynamic DCF models, cash-flow projections, and sensitivity analyses for land acquisition, outright purchase, JVs, JDAs, and redevelopment proposals.
• Micro-Market Research: Track transaction comps, supply-absorption trends, capital values, and competitor pricing across Mumbai micro-markets (Island City, Western/Central Suburbs, Navi Mumbai, and Thane).
• Due Diligence & Liaison Support: Coordinate with legal, architecture/design, and liaison teams to evaluate FSI potential, TDR, fungible compensatory FSI, and premium calculations under DCPR 2034.
• Investment Notes & Presentations: Prepare comprehensive deal approval memos, pitch books, and presentations for senior leadership and investment committees.

Candidate Profile & Requirements

• Experience: 35 years in real estate business development, land acquisition, or transaction advisory with a Tier-1/2 developer, IPC (JLL, CBRE, Knight Frank, Colliers), or RE private equity firm.
• Education: Graduate (Civil/Architecture/Commerce) with an MBA in Finance/Real Estate, or equivalent PG qualification.
• Technical Skills: Advanced Excel modeling (IRR, NPV, waterfall returns, scenario analysis) and strong PowerPoint deck-building skills.
• Domain Knowledge: Working understanding of Mumbais regulatory framework (DCPR 2034, MahaRERA, society redevelopment procedures under Section 79A).
• Key Attributes: Strong analytical mindset, sharp commercial acumen, and effective stakeholder communication.
