Synapsys Mentors is seeking an AGM Project Management to lead delivery of premier villa and highstreet projects across Punjab and Haryana. You will drive timely execution, premium finishes, cost control, contractor management, statutory compliance and smooth client handover.

Responsibilities span strategic delivery, planning, cost and contract management, quality assurance, site leadership, HSE compliance, and stakeholder engagement with senior clients and authorities.

Qualifications

• Degree in Civil Engineering, Construction Management, or equivalent.
• Postgraduate qualification (MBA/PGDM) is desirable.

Responsabilités

• Own endtoend delivery for assigned projects (planning through final handover), ensuring schedules, budgets, and quality targets are met.
• Develop project delivery frameworks, standardized SOPs, quality checklists, and commissioning procedures for villa and highstreet typologies.
• Prepare and validate detailed project schedules, resource loading, and critical path analyses.
• Coordinate with design, procurement, and site teams to align shop drawings, materials lead times, and installation sequencing.
• Drive weekly/monthly progress reviews with milestones, risk registers, and corrective action plans.
• Drive accurate cost estimates, value engineering exercises, and BOQ validations during tendering and execution.
• Negotiate and manage EPC/turnkey/subcontractor contracts; ensure timely payments tied to verifiable deliverables.
• Establish and enforce finishing standards; lead sample approvals and vendor qualification for finishes and fixtures.
• Provide leadership to Project Managers and site teams; ensure strict HSE compliance and proper project documentation.
• Foster strong relationships with vendors, contractors, and local authorities.

Role

The AGM Project Management will lead delivery of multiple residential villa and commercial highstreet projects across Punjab and Haryana. You will be responsible for timely execution, premium finish quality, cost control, contractor management, statutory compliance, and client handover.

Responsibilities

1. Strategic Delivery

• Own endtoend delivery for assigned projects (planning through final handover), ensuring schedules, budgets, and quality targets are met.


• Develop project delivery frameworks, standardized SOPs, quality checklists, and commissioning procedures for villa and highstreet typologies.


• Implement scalable processes for rapid project rollouts while safeguarding finishing standards.

2. Planning & scheduling

• Prepare and validate detailed project schedules (master and shortterm lookaheads),resource loading, and critical path analyses.


• Coordinate with design, procurement, and site teams to align shop drawings, materials lead times, and installation sequencing.


• Drive weekly/monthly progress reviews with milestones, risk registers, and corrective action plans.

3. Cost & contract management

• Drive accurate cost estimates, value engineering exercises, and BOQ validations during tendering and execution.


• Negotiate and manage EPC/turnkey/subcontractor contracts; ensure timely payments tied to verifiable deliverables.


• Monitor project budgets, change orders, cash flows, and margin protection; produce variance reports and forecasts.

4. Quality, finishes & workmanship

• Establish and enforce highfinish standards and snagging protocols suited for premium villas and commercial faades/fitouts.


• Lead sample approvals, mockups, and vendor qualification for finishes and fixtures.


• Conduct periodic and final quality audits; ensure rectification cycles and client satisfaction at handover.

5. Site management & healthsafety compliance

• Provide leadership to Project Managers, Site Engineers, and site teams; set performance expectations and development plans.


• Ensure strict HSE compliance, statutory approvals (building permits, NOCs), and project documentation upkeep.


• Coordinate thirdparty inspections, laboratory tests, and asbuilt documentation.

6. Stakeholder & client management

• Ability to deal with high end clients and their technical requirements Brands in case of High Streets and similar Villas clients technical representatives.


• Serve as primary technical escalation point for clients, architects, consultants, and local authorities.


• Manage customer expectations during prehandover and handover processes, ensuring timely resolution of defects and warranty obligations.


• Foster strong relationships with vendors, contractors, and local government departments.

7. Team leadership & capacity building

• Mentor and build a highperforming projects team; recruit, evaluate, and develop Project Managers and site staff.


• Implement KPIs, performance review cycles, and crossproject best practice sharing.


• Promote continuous improvement, use of technology (BIM, project management software, mobile field reporting), and lean construction practices.

Required experience & qualifications

• Degree in Civil Engineering, Construction Management, or equivalent. Postgraduate qualification (MBA/PGDM) is desirable.


• 12-18+ years of total construction experience with at least 5-7 years in senior project leadership roles (Sr. Project Manager/AGM level) in residential villas, luxury finishes, and commercial highstreet/retail projects.


• Proven track record of delivering multiple projects simultaneously in North India (Punjab/Haryana) or similar markets.


• Strong technical knowledge of structural, MEP, faade and finishes execution;familiarity with modern finishing systems, anchors, and faade anchoring details.


• Experience in statutory approvals, quality systems (ISO/IGBC knowledge advantageous) and HSE standards.


• Excellent contract negotiation and vendor management skills.
