Job summary

Ascentis in Navi Mumbai is seeking a senior Construction Project Manager to lead end-to-end execution of hospitality projects from design through procurement and construction.

You will manage internal teams, designers, contractors and vendors to ensure safety, timely delivery, and budget adherence to international quality standards. Experience in ultra-luxury resort/hotel construction and as contractor and owner's representative is mandatory.

Qualifications

• BE/BTech (Civil) and Architecture from a leading university.
• 17–20 years of hands-on building construction experience in a management role.
• Experience managing ultra-luxury resort, villas or hotel construction.
• Experience as contractor and owner’s representative (PMC).

Responsibilities

• Lead end-to-end project execution from design through construction.
• Manage internal team, designers, contractors and vendors to meet safety, schedule and budget targets.
• Prepare master schedule, budget, procurement strategy and cost plans.
• Coordinate tender packages, contracts administration, and change control.
• Review method statements, monitor resource planning and site progress.
• Prepare fortnightly/monthly progress reports for client meetings.

Job description

Leadership of the overall project execution end to end project cycle from design through procurement and construction. Day-to-day management of the internal team, designers, contractors and vendors to achieve a safe, timely, on-budget completion with international quality standards:

Pre-Construction

• Preparation of master schedule, budget, procurement strategy
• Preparation of a construction strategy with logistics plan, formwork selection, craneage plans, etc.
• Coordinate with our cost planning team for preparation of budget.
• Lead the design process, design reviews, value engineering, and timely release of design packages

Contracts & Cost Management

• Prepare, track, and update tender event schedule
• Coordinate with our commercial management team to preparation of tender packages, administration of tender process and award of contracts
• Manage change order process
• Coordinate with third-party QS for certification of bills
• Prepare monthly cost report, cash flow, and budget updates

Programme Management

• Prepare fortnightly/monthly schedule trackers
• Identify delays and propose acceleration methods

Construction Management

• Manage site logistics
• Review contractors method statements and resource planning
• Manage contractors work progress at site and monitor adequacy of resources and equipment
• Supervise contractors work quality and compliance with design documents & codes
• Implement Quality Control and safety procedures at site

Reporting

• Prepare fortnightly and monthly report about design, construction progress, contracts, quality, HSE, etc.
• Participate in fortnightly and monthly review meetings with client

Education & Experience

• BE/BTech (Civil) & (Architecture) from leading university PG degree in Project Management Construction is a plus
• Minimum 17-20 years of hands-on experience in the building construction industry in a management position, with leadership responsibility in a large-scale hotel project from start to completion. Experience of ultra luxury Resort, Villas or Hotel Construction is mandatory
• Experiences both as contractor and as owners representative (or PMC)

Required Skills

• Good ability to read drawings and communicate with designers
• Excellent planning skills with hands-on experience preparing baseline schedule and trackers
• Good understanding of commercial activities (tendering, contracts) and management of sub-contractors
• Good knowledge of construction methods and quality control for all trades
• Strong leadership skills and ability to drive and deliver the project as per objectives.
• Ability to work autonomously
• Good interpersonal and communication skills ability to motivate and lead the project team, assign individual objectives, and develop teams skills
• Good command of written English and ability to prepare clear, concise reports for client and management
