Job summary

Orange Health Labs invites a Civil/MEP Project Manager to lead end-to-end delivery of new outlets, offices and laboratories. You will manage BOQ, vendor selection, budgets, and drive on-site civil works, MEP coordination, IT build-out and commissioning across multiple sites in Bengaluru.

You will supervise site engineers, ensure safety and regulatory compliance, and hand over fully commissioned spaces to operations. A civil engineering degree and 4+ years' experience are required.

Qualifications

• BE or Diploma in Civil Engineering required.
• 4+ years in interior fit-out execution — commercial, retail, coworking, managed office, showroom or healthcare.
• Working knowledge of IS codes, National Building Code and fire/safety norms.

Responsibilities

• Own end-to-end delivery of new outlets, office spaces and laboratory facilities in your city.
• Prepare and control the BOQ, select vendors, negotiate rates, and manage the project budget.
• Supervise civil interior works on site daily — flooring, partitions, false ceiling, joinery, painting, glazing.
• Coordinate MEP and electrical scope, including DB sizing, cabling, load requirements, and power sanction liaison.
• Deliver laboratory infrastructure to specification: HVAC, power redundancy, water and drainage, temperature-controlled areas.
• Own IT build-out on every site: structured cabling, network rack and server room, CCTV, access control, UPS, and workstation readiness.
• Drive the project schedule and resolve blockers that affect go-live dates.
• Run snagging to closure and hand over a defect-free, fully commissioned site to operations.

About the role

We are going from 100 outlets to 250+ across multiple cities. That is the headline, but not the whole job. Alongside new outlets, this role builds and maintains our laboratories and office spaces, and owns the infrastructure that lets those sites keep running — upgrades, repairs, upkeep, and the capacity augmentation that comes with growth. You build it, and then you keep it standing. You will take a site from empty shell to live across all three disciplines — civil, MEP and IT then hand it over commissioned and working. Brief, BOQ, vendor selection, execution on the ground, snagging, handover. You will run several sites at once, in parallel with an active maintenance and upgrade pipeline across the sites already open. The role reports into our central projects organization.

What you will do Build

• Own IT build-out on every site: structured cabling, network rack and server room, internet and leased line provisioning, CCTV, access control, UPS, and workstation readiness
• Drive the project schedule and resolve the blockers that put go-live dates at risk
• Run snagging to closure and hand over a defect-free, fully commissioned site to the operations team — civil, MEP and IT all live and signed off Maintain and upgrade
• Own repairs, maintenance and upkeep across live sites in your city
• Run preventive maintenance schedules and manage AMC vendors to agreed
• Deliver upgrades and refurbishments to existing outlets, labs and offices with minimal disruption to operations
• Plan and execute infrastructure additions for capacity augmentation power, HVAC, layout and equipment readiness
• Maintain quality, safety and compliance standards across every site
• Build the systems that make repeat delivery possible: standard drawing sets, empanelled vendor base, BOQ templates and a rollout calendar
• Lead and develop the Assistant Project Managers and site teams in your city
• Report progress, risks and cost exposure to the central projects team

What we are looking for

• BE or Diploma in Civil Engineering
• 4 years in interior fit-out execution — commercial, retail, coworking, managed office, showroom or healthcare
• Track record of delivering multiple sites a year on a standard template, not one large site over many months
• Working knowledge of applicable standards and statutory requirements — IS codes, National Building Code, fire and electrical safety norms, and local municipal approvals
• An eye for finish quality, and the willingness to reject work that does not meet the standard
• Proven delivery against tight, non-negotiable go-live dates
• Cost management: budget ownership, cost control against estimate, and variance tracking
• Vendor management: empanelment, rate negotiation, performance management, and holding vendors to contract
• Project accounting: BOQ to PO to invoice reconciliation, work certification, capex tracking, and clean project closure
• Unquestioned integrity in vendor dealings and financial certification
• Hands-on BOQ preparation and vendor rate negotiation
• Working knowledge of electrical and MEP scope on interior projects
• Exposure to IT infrastructure build-out — structured cabling, network racks, CCTV, access control, ISP coordination
• Willingness to be on site daily within the city
• Comfort running new builds and a live maintenance pipeline at the same time
• Experience leading site engineers or assistant project managers
