Qualifications

• Minimum 15 years of professional experience in Mumbai / Navi Mumbai.
• 10+ completed CC & OC projects signed as Registered Architect.
• Strong exposure to High-rise, Redevelopment, SRA, Residential & Commercial projects.
• In-depth knowledge of UDCPR, DCPR, NBC, Fire & Life Safety regulations.

Responsibilities

Job Title: Architectural Design Head – Associate / Partner (Project-Wise / Strategic Association)

Location: Mumbai / Navi Mumbai (MMR)

• Proven high-rise project experience (40 m – 150 m and above preferred)
• Extensive experience in Mumbai / Navi Mumbai statutory jurisdictions

About the Position

We are seeking a highly experienced Architectural Design Head – Associate / Partner (Project-Wise) to lead architectural design, statutory approvals, and execution for high-rise, redevelopment, residential, commercial, and SRA projects across Mumbai and Navi Mumbai.

This is a senior associate / partner-level role with authority over end-to-end architectural decisions, statutory compliance, and project delivery, aligned with a project-wise or long-term strategic association model.

Key Roles & Responsibilities

Concept & Design Leadership

• Lead concept design, feasibility studies, and master planning.
• Prepare and guide layouts, unit planning, parking schemes, podiums, amenities, and façade designs.
• Deliver sustainable, innovative, and cost-efficient design solutions.
• Finalize design iterations, presentations, and design approvals.

Statutory Approvals & Plan Passing

• Handle liaisoning and approvals with BMC, NMMC, CIDCO, SRA, MHADA, MMRDA, MIDC, AAI, Fire Department, and other authorities.
• Sign drawings, forms, undertakings, and compliance documents as the Registered Architect.
• Ensure compliance with UDCPR 2020, DCPR 2034, NBC, Fire & Life Safety norms, CRZ, MOEF.
• Manage approval cycles for plan sanctions, CC, plinth approvals, amendments, and OC.

Technical Documentation & GFC Drawings

• Oversee preparation of GFC drawings, working drawings, tender drawings, BOQs, façade details, fire drawings, and parking plans.
• Ensure technical accuracy, statutory compliance, and execution feasibility across all deliverables.

Project Coordination & Execution

• Coordinate with structural, MEP, fire, façade, landscape, and environmental consultants.
• Conduct site visits to resolve architectural and execution-related issues.
• Approve materials, finishes, mock-ups, and execution detailing.

Developer, Client & Society Interaction

• Lead meetings with developers, PMCs, housing societies, and consultants.
• Prepare feasibility options, redevelopment schemes, and client presentations.
• Provide expert-level clarity on design intent, approvals, and execution strategy.

Quality, Compliance & Risk Management

• Ensure adherence to all codes, statutory norms, and best practices.
• Identify design and approval risks at early stages and provide mitigation strategies.
• Maintain quality assurance across design development and on-site execution.

Leadership & Delivery Management

• Guide and mentor junior architects, coordinators, and drafting teams.
• Monitor design timelines, approval trackers, and submission schedules.
• Ensure timely achievement of statutory and architectural milestones.

CC, OC & Project Closure

• Oversee submissions and compliances for CC, plinth checking, amendments, and OC.
• Coordinate with statutory inspectors, authorities, and site teams for closure of all compliance points.
