Job summary

Eos Talent partners with a growing organisation in residential property to recruit a Planned Works & Investment Manager in Dublin City Centre (hybrid). You will own the annual investment programme and help shape long-term asset strategies.

Reporting to the Strategic Asset Manager, you will plan, procure and deliver a €3–4 million annual investment programme, influence five- and thirty-year investment plans, and lead external consultants and residents through successful delivery.

Qualifications

• At least five years' post-qualification experience in planned works or residential investment projects.
• Qualification in Building Surveying, Quantity Surveying, Construction Management, Engineering, Architecture; chartered or working towards.
• Experience managing projects from scoping and procurement through to contractor management, delivery and completion.
• Strong budget management, forecasting and cost control.
• Understanding of Irish Building Regulations and residential construction.
• Ability to interpret technical information into practical investment decisions.
• Excellent communication and stakeholder management, including residents.
• Full driving licence and willingness to travel nationally.

Responsibilities

• Take ownership of planned investment, capital improvement and cyclical works programmes across a residential property portfolio.
• Analyse stock condition information, asset data and maintenance trends to identify and prioritise investment requirements.
• Develop investment proposals, project scopes, specifications, budgets and delivery programmes.
• Manage the full project lifecycle, including procurement, tendering, contractor appointment, delivery, quality assurance and completion.
• Oversee an annual investment budget of approximately €3–4 million, ensuring strong financial control, accurate forecasting and value for money.
• Contribute to five-year and longer-term asset investment and lifecycle planning.
• Manage external consultants, contractors and specialist service providers, ensuring projects are delivered safely, efficiently and to the required standards.
• Work collaboratively with technical colleagues, operational teams and senior stakeholders to coordinate investment activity.
• Ensure effective communication and engagement with residents throughout planned works programmes.
• Identify opportunities to improve processes, reporting, project delivery and overall asset performance.
