Job summary

GEDON™ | Precision Search for Complex Construction is seeking an experienced Senior Project Manager to lead large-scale residential developments around Dublin. You will oversee pre-construction through handover, coordinating design teams, contractors and client interfaces while ensuring safety, programme adherence and high-quality finishes.

You will manage multi-disciplinary teams, drive value, and maintain strong client relationships to secure repeat business.

Qualifications

• Proven experience as a Senior Project Manager or Project Manager delivering residential construction projects.
• Strong track record on apartment/large-scale housing developments, ideally in Dublin.
• Degree in Construction Management, Engineering or related discipline.
• Strong understanding of programme, cost and contract management (PWC and RIAI).
• Knowledge of Irish Building Regulations and Building Control processes.

Responsibilities

• Lead the delivery of large-scale residential projects from pre-construction through to completion and handover.
• Manage programmes, budgets and resources to deliver on time and within cost.
• Lead and develop site and project teams including Project Managers, Site Managers and Engineers.
• Coordinate design teams, consultants and subcontractors and manage key interfaces.
• Oversee contract administration, change control, risk management and project reporting.
• Ensure health and safety, quality and regulatory compliance including Building Control.
• Build relationships with clients and stakeholders to support repeat business.
• Manage snagging, commissioning, completion and handover to ensure a smooth customer experience.

It is strengthening its senior delivery team to support a healthy pipeline of residential projects in and around Dublin, creating an opportunity for an experienced Senior Project Manager to make a significant impact.

WORKING ENVIRONMENT & PROJECTS

As Senior Project Manager, you will take overall responsibility for the delivery of residential developments of significant scale and value. Projects may include high-density apartment schemes, mixed-tenure housing and multi-phase developments, often delivered on constrained urban sites with demanding programmes.

You will lead the project team and work closely with clients, design teams, consultants and subcontractors, ensuring each scheme is delivered safely, on programme and to a high standard of finish. The working culture is collaborative and supportive, and senior project leaders are given genuine ownership and the backing of an experienced management team.

The role covers the full project lifecycle, from pre-construction and design development through construction, completion and handover. RESPONSIBILITIES

• Manage project programmes, budgets and resources to achieve delivery on time, within cost and to the required quality
• Lead and develop site and project teams, including Project Managers, Site Managers and Engineers
• Coordinate design teams, consultants and subcontractors, managing design development and key interfaces
• Oversee contract administration, change control, risk management and project reporting under PWC, RIAI and bespoke forms of contract
• Ensure high standards of health and safety, quality and regulatory compliance, including Building Control requirements
• Build strong relationships with clients and stakeholders to support repeat business
• Manage snagging, commissioning, completion and handover to ensure a smooth customer and client experience

WHAT YOU NEED

• Proven experience as a Senior Project Manager or Project Manager delivering residential construction projects
• A strong track record on apartment, multi-unit or large-scale housing developments, ideally in the Dublin market
• A degree in Construction Management, Engineering or a related discipline
• Strong understanding of programme, cost and contract management, including PWC and RIAI forms of contract
• Sound knowledge of Irish Building Regulations and Building Control processes
• Excellent leadership, communication and stakeholder management skills
• A full clean driving licence

This role offers a salary of €115,000 plus a company vehicle.
