Job summary

BSS Building Staff Solutions is seeking an experienced Site Manager to take full operational charge of a multi-story residential development in Dublin. The project starts at foundation stage with 25 units and a potential 45-unit adjoining phase, ensuring continuous work through next year.

You will lead groundworks, basements, RC frame, and fit-out phases while coordinating subcontractors, ensuring safety, and maintaining BCAR compliance.

Qualifications

• 5+ years of site management delivering multi-story residential projects.
• Proven track record in groundworks, basements, substructures and RC frame.
• Experience with residential developers or main contractors in Ireland or UK.
• Valid Safe Pass and MSIC.

Responsibilities

• Lead daily site operations from foundation pours and basement works through structural frame, fit-out, and final unit handovers.
• Direct and coordinate specialist trade subcontractors to maintain build velocity and meet milestones.
• Manage basement construction, foundation work, site drainage, utility connections, and river boundary works.
• Oversee setup and logistics for the upcoming 45-unit adjoining phase.
• Enforce quality assurance and maintain BCAR compliance logs.
• Implement strict EHS standards, perform daily risk assessments, and manage site logistics.

About the Role

An established residential developer-builder is seeking an experienced Site Manager to take full operational charge of a multi-story residential development in Dublin. The initial phase consists of a 25-unit apartment block (part 3/part 4 storeys over a partial basement) along with associated commercial/office works.

The project is currently at foundation stage, giving you total operational ownership from the ground up. With an additional 45-unit phase option on the adjoining site, this role provides immediate project expansion, site longevity, and continuous work straight through Q1 next year and beyond.

Key Responsibilities

• Site Operations & Delivery: Lead daily site operations from foundation pours and basement works through structural frame, fit-out, and final unit handovers.


• Subcontractor Management: Direct and coordinate specialist trade subcontractors (groundworks, concrete/structural, M&E, and internal fit-outs) to maintain build velocity and meet milestones.


• Substructure & Civils Oversight: Manage immediate site requirements including basement construction, foundation work, site drainage, utility connections, and specific river boundary works.


• Future Phase Preparation: Oversee site setup, logistics planning, and early-stage coordination for the upcoming 45-unit adjoining phase.


• QA & BCAR: Enforce strict quality assurance protocols, manage pre-/post-pour inspections, and maintain complete compliance logs under BCAR standards.


• EHS & Logistics: Enforce strict EHS standards, conduct daily risk assessments, and manage tight urban site logistics, deliveries, and plant allocation.

Requirements

• Experience: 5+ years of site management experience delivering multi-story apartment or high-density residential developments.


• Technical Focus: Proven track record in groundworks, basements, substructures, and RC frame/structural builds.


• Background: Direct experience working with a residential developer or main contractor in Ireland or the UK.


• Qualifications: Qualified in Construction Management, Civil Engineering, or a trade background with equivalent experience. Valid Safe Pass and Managing Safely in Construction (MSIC).
