Job summary

Falcon Green in Cork is seeking a Senior Quantity Surveyor to lead financial and contractual aspects on major residential and commercial developments. You will own packages, drive commercial performance, and mentor Assistant and Junior QS within a busy project team.

Qualifications

• 7+ years' experience in Quantity Surveying (main contractor preferred).
• Strong background in residential, commercial or civil projects.
• Relevant qualification in Quantity Surveying or Construction Economics.
• Chartered or working towards SCSI chartership.
• Excellent knowledge of contracts, procurement, valuations and final accounts.
• Strong commercial awareness, negotiation and cost management skills.
• Proven ability to manage multiple subcontractor packages and budgets.
• Excellent communication, leadership and IT skills.

Responsibilities

• Manage commercial and contractual aspects from start to final account.
• Prepare monthly valuations, interim payments and final accounts.
• Monitor project costs, budgets, cash flow and financial performance.
• Manage subcontractor accounts, payments, valuations and agreements.
• Work with procurement to negotiate and appoint subs.
• Review contracts, identify risks and resolve discrepancies.
• Prepare measurements, take-offs and cost assessments.
• Manage variations, claims and change control procedures.
• Maintain records of delays and commercial implications.
• Liaise with clients, consultants, subs and internal teams.
• Lead and mentor Assistant and Junior QS.
• Ensure targets while maintaining quality and programme.

An excellent opportunity has arisen for an experienced Senior Quantity Surveyor to join a leading main contractor delivering high-profile construction projects within Cork.

This is an exciting opportunity for a commercially driven professional to take ownership of major project packages, oversee financial performance and play a key role in the successful delivery of large-scale residential and commercial developments.

Key Responsibilities

• Manage the commercial and contractual aspects of construction projects from commencement through to final account.
• Prepare monthly valuations, interim payment applications and final accounts.
• Monitor project costs, budgets, cash flow and financial performance.
• Manage subcontractor accounts, payments, valuations and commercial agreements.
• Work closely with procurement teams to negotiate and appoint subcontractors.
• Review contract documentation, identify risks and resolve contractual discrepancies.
• Prepare accurate measurements, take-offs and cost assessments.
• Manage variations, contractual claims and change control procedures.
• Maintain detailed records of contractual delays and associated commercial implications.
• Liaise with clients, consultants, subcontractors and internal project teams.
• Lead, mentor and support Assistant Quantity Surveyors and Junior Quantity Surveyors.
• Ensure commercial targets are achieved while maintaining project quality and programme requirements.

Requirements

• 7+ years' experience in Quantity Surveying, preferably with a main contractor.
