Role Overview
We are looking for an experienced Property Manager or Senior Property Manager who enjoys taking ownership, building trusted relationships and creating a brilliant resident experience across a high-quality residential portfolio.
This is a great opportunity for someone who is confident in day-to-day property operations, understands the importance of compliance and strong processes, and wants to help shape how we do things as we continue to grow.
You will work closely with the Property Management Team Lead and wider teams across Occu, with real scope to contribute ideas, support consistent ways of working and help us deliver a best-in-class property management service.
What you will be doing
This is a varied, hands-on role where no two days are the same. You will be trusted to manage your portfolio, work closely with others and help us keep improving how we deliver for residents, clients and teams.
- Manage a residential portfolio with ownership, professionalism and care, ensuring homes, common areas and resident services are well looked after.
- Build positive relationships with residents, clients, contractors and internal teams, acting as a trusted point of contact across your portfolio.
- Oversee tenancy administration, RTB requirements, inspections, arrears, maintenance follow-up, resident queries and day-to-day property management activity.
- Work closely with contractors and service providers to make sure works are followed through, standards are maintained and issues are resolved in a timely way.
- Support budget awareness, invoice review, service charge considerations and value-for-money decisions where relevant to the portfolio.
- Keep records accurate, systems up to date and communication clear, professional and timely.
Arrears Management
- Take a proactive, fair and consistent approach to arrears management, identifying issues early and following up in line with agreed processes.
- Communicate clearly and professionally with residents around outstanding balances, payment plans and next steps, while keeping the resident experience in mind.
- Work closely with Finance, the Property Management Team Lead and other internal teams to monitor arrears, maintain accurate records and support appropriate action where needed.
- Help ensure arrears processes are followed consistently across the portfolio, with strong attention to compliance, documentation and timely escalation.
Reporting & Stakeholder Updates
- Create clear, accurate and well-presented updates that help stakeholders understand what is happening across the portfolio, whether weekly, monthly or quarterly.
- Share useful operational insight across arrears, RTB matters, maintenance, inspections, tenancy activity and other key portfolio updates.
- Use agreed templates and internal standards to keep reporting consistent, professional and easy for others to review and act on.
- Bring strong attention to detail, checking information carefully so reports and stakeholder communications are factual, polished and reliable.
- Support communication reviews where needed, helping the team avoid errors, mixed messages or unclear updates.

- Work flexibly across Occu schemes, supporting priorities as they evolve and helping to deliver a consistent, high-quality resident experience.
- Collaborate with Resident Experience, Services, Leasing, Finance, Operations and other teams to keep information flowing and actions moving.
- Support handovers, lease-up activity, internal projects and continuous improvement initiatives.
- Help maintain high standards around health and safety, compliance, risk management, building standards and operational procedures.
- Bring ideas that make processes clearer, smoother and easier for the team to follow.
What we are looking for
- Experience in residential property management, either at Property Manager or Senior Property Manager level.
- Strong communication, judgement and confidence managing competing priorities in a busy, resident-focused environment.
- A good understanding of tenancy management, RTB processes, compliance requirements, contractor coordination and resident service.
- Confidence using property management systems, keeping information accurate and producing clear updates or reports when needed.
- A natural interest in coaching, supporting others and helping the Team Lead strengthen processes, procedures and team ways of working.
- A collaborative, solutions-focused approach and a genuine interest in helping Occu raise standards and be best in class.
Qualifications
- 2–3 years’ experience in residential property management or a similar role.
- A PSRA licence.
- Knowledge of relevant tenancy law, RTB processes and minimum standards.
- Confidence using systems such as Yardi, CRM, MaintenanceIQ and Desk365, or a willingness to get up to speed quickly.
