Comer Group Ireland are seeking an experienced and highly organised Senior Residential Property Manager to join our team and take responsibility for the effective management of a portfolio of residential properties across Leinster.
The successful candidate will have strong residential property management experience, excellent knowledge of the Irish rental market and relevant legislation, and the ability to manage multiple stakeholders while maintaining high standards of service, compliance and property performance.
This is a senior role suited to someone who can work independently, take ownership of their portfolio and contribute to the ongoing development of the company's residential property management function.
Key Responsibilities
Property & Tenancy Management
- Take full responsibility for the day-to-day management of an assigned residential property portfolio.
- Manage landlord, tenant and other stakeholder relationships professionally and proactively.
- Oversee the full tenancy lifecycle, including lettings, inspections, renewals, notices, move-ins and move-outs.
- Coordinate property viewings, inventories, inspections and handovers.
- Monitor rental payments, arrears and tenancy-related issues, escalating matters where appropriate.
- Ensure properties are maintained to a high standard and that maintenance issues are addressed promptly.
Compliance & Legislation
- Ensure properties and tenancies are managed in accordance with applicable Irish residential property legislation and regulatory requirements.
- Maintain accurate tenancy and property records.
- Ensure required documentation, notices, inspections and compliance processes are completed correctly and on time.
- Keep up to date with changes to Irish residential tenancy legislation and communicate relevant changes internally and to clients where appropriate.
- Liaise with the Residential Tenancies Board (RTB) and other relevant bodies when required.
Maintenance & Contractors
- Manage maintenance requests and coordinate repairs and planned works.
- Liaise with contractors, suppliers and service providers to obtain quotations and ensure works are completed efficiently and to an appropriate standard.
- Monitor contractor performance, costs and turnaround times.
- Coordinate emergency maintenance issues and ensure appropriate action is taken.
- Assist with planned maintenance and capital expenditure programmes.
Financial & Portfolio Management
- Monitor rental income, expenditure, service costs and property-related budgets.
- Review contractor quotations and invoices and ensure costs are appropriately authorised.
- Identify opportunities to improve property performance and reduce unnecessary expenditure.
- Prepare regular property and portfolio reports for clients and senior management.
- Assist with budgets, forecasts and portfolio performance analysis.
Client & Stakeholder Management
- Act as a senior point of contact for property owners and clients.
- Provide regular updates on property performance, maintenance, tenancy matters and compliance.
- Build strong, long-term relationships with landlords, tenants, contractors and professional advisers.
- Deal confidently and professionally with sensitive or complex property and tenancy matters.
- Represent the company to a consistently high professional standard.
Candidate Profile
- 5+ years' experience in residential property management, ideally within the Irish market.
- Strong knowledge of the Irish residential lettings and property management sector.
- Good working knowledge of relevant Irish residential tenancy legislation and RTB processes.
- Experience managing a sizeable residential property portfolio.
- Strong understanding of property maintenance, contractors and building-related issues.
- Excellent organisational and time-management skills.
- Strong financial awareness and attention to detail.
- Excellent written and verbal communication skills.
- The ability to manage competing priorities and work effectively under pressure.
- Strong negotiation, problem-solving and relationship-management skills.
- A professional, proactive and commercially minded approach.

- Strong IT skills, including Microsoft Office and property management software.
Qualifications
A relevant qualification in Property, Real Estate, Business or a related discipline is desirable.
A full Irish driving licence
