BHA Construction is a residential contractor delivering over 400 units per year across houses and apartments throughout Ireland. We work closely with purchasers, funders, and local authorities, including Cooperative Housing Ireland (CHI), the Housing Finance Agency (HFA), Uisce Éireann (Irish Water), and County Councils, to deliver high-quality residential developments nationwide.
Role Purpose
The Project Quantity Surveyor will provide commercial and cost management support across our live residential developments, working closely with the site team, engineers, and the wider commercial function. The role is responsible for ensuring projects are delivered on budget, subcontractor accounts are managed accurately, and cost risk is identified and controlled from tender through to final account.
Key Responsibilities
- Prepare and manage cost plans, budgets, and cash flow forecasts for allocated projects
- Measure works and prepare interim valuations for client applications for payment
- Prepare, issue, and agree subcontractor payments, including measurement, valuation, and variations
- Manage subcontractor accounts from procurement through to final account, reconciling against contract sums
- Identify, price, and manage variations and change, ensuring proper instruction and documentation is in place
- Support the tender and procurement process, including preparing enquiry packages, analysing subcontractor returns, and making award recommendations
- Monitor project cost performance against budget, flagging risks and cost overruns early to the commercial and site management team
- Liaise with the design team, engineers, and site management on the cost implications of design changes, including BCAR-related requirements
- Prepare monthly cost reports and contribute financial information to project status reporting
- Assist with final account preparation and agreement with both clients and subcontractors
- Maintain accurate commercial records and documentation in line with company procedures
- Support contract administration, ensuring subcontractor RAMS, insurances, and other commercial prerequisites are in place before works commence
Requirements
- Degree (or equivalent) in Quantity Surveying, Construction Economics, or a related discipline
- Proven experience as a Quantity Surveyor within residential or general construction, ideally with a main contractor
- Strong understanding of measurement, valuations, subcontract procurement, and cost control
- Working knowledge of Irish construction contracts and standard forms
- Proficient in Microsoft Excel; experience with cost management or ERP software (e.g. Procore, CostX, Cubit) an advantage
- Strong numeracy, attention to detail, and analytical skills
- Good communication skills, with the ability to build effective working relationships with site teams, subcontractors, and clients
- Full clean driving licence, with willingness to travel between sites
