GEDON™ | Precision Search for Complex Construction is supporting a respected contractor with a substantial presence in the Irish residential and mixed-use market. They deliver high-density schemes for institutional investors, approved housing bodies and private developers across the Greater Dublin Area.

This long-term opportunity offers hybrid working where the programme allows. You will lead the delivery of large-scale residential and mixed-use developments from pre-construction planning

Qualifications

• Senior Project Manager level experience with main contractor or developer
• Experience delivering large-scale residential/mixed-use schemes
• Strong programme management and procurement knowledge
• Experience managing change and risk on site
• Excellent communication and stakeholder management
• Experience with Irish building regulations is advantageous
• Degree in Construction Management or Engineering preferred

Our client is a respected contractor with a substantial presence in the Irish residential and mixed-use market. They deliver high-density schemes for institutional investors, approved housing bodies and private developers across the Greater Dublin Area.

The business has grown steadily on the back of consistent delivery, a strong safety record and a reputation for finishing schemes to a standard that brings clients back. A significant proportion of their workload is now negotiated or framework-based rather than competitively tendered.

With housing delivery remaining a national priority and demand showing no sign of easing, the business holds a secured pipeline extending several years ahead. That stability has allowed them to invest in their delivery teams rather than resource project by project.

WORKING ENVIRONMENT & PROJECTS

You will lead the delivery of large-scale residential and mixed-use developments, typically involving multiple blocks, significant basement and civils packages, and a mix of tenures and end users within a single site.

The project team around you is experienced and well-resourced, with dedicated commercial, planning, engineering and health and safety support. Project leaders are given real autonomy over how their sites are run, with senior management available rather than intrusive.

You will manage the scheme from pre-construction planning through to completion and handover, working closely with design teams, local authority stakeholders, the client and a well-established supply chain. Hybrid working is supported where the programme allows.

RESPONSIBILITIES

• Lead the delivery of large-scale residential and mixed-use schemes from pre-construction through to handover
• Manage programme, budget, procurement and resource planning across the project
• Coordinate site teams, subcontractors and design consultants throughout delivery
• Act as the principal point of contact for the client, design team and local authority stakeholders
• Oversee contract administration, change control, risk management and project reporting
• Drive health, safety, quality and environmental performance across all site activity
• Manage the handover, snagging and closeout process to a high finished standard
• Support and develop project managers, engineers and site staff within the team

WHAT YOU NEED

• Proven experience at Senior Project Manager, Project Lead or Contracts Manager level with a main contractor or developer
• Track record delivering large-scale residential, mixed-use or similarly complex multi-unit schemes
• Strong understanding of programme management, procurement and subcontractor coordination
• Sound commercial awareness and experience managing change and risk on site
• Excellent communication and stakeholder management skills
• Working knowledge of Irish building regulations and compliance requirements is advantageous
• Degree in Construction Management, Engineering or a related discipline preferred

WHAT YOU'LL GET IN RETURN

A base salary of €110,000 – €125,000 is on offer, together with car allowance, performance-related bonus, pension and healthcare. Hybrid working is supported where the programme allows, and the business is known for protecting it in practice rather than in principle.

The pipeline extends well beyond the current scheme, so this is a long-term appointment with a clear route towards Contracts Manager and Project Director level for the right person.
