Job summary

Sigmar Recruitment has the opportunity to place an experienced Project Manager for a leading Irish residential developer in the Greater Dublin area. The role focuses on coordinating planning through construction, ensuring milestones are met, and delivering high-quality housing on time.

You will work with consultants, contractors, site teams, and local authorities to maintain programmes, manage risks, and ensure compliance across the development lifecycle.

Qualifications

  • 8+ years' experience in construction, property or residential development.
  • Experience coordinating multidisciplinary design teams and external stakeholders.
  • Strong knowledge of planning, BCAR, Fire Certification, DAC and statutory requirements.

Responsibilities

  • Manage residential development projects from planning through construction, completion and handover.
  • Act as central point of contact between clients, consultants, contractors and senior management.
  • Develop and monitor project programmes, milestones and critical path.
  • Coordinate architects, engineers, certifiers and consultants to ensure timely design information.
  • Oversee compliance requirements including BCAR, Fire Certification and DAC.
  • Coordinate delivery with utilities and authorities.
  • Manage interfaces between groundworks, utilities and external works.
  • Monitor procurement, changes and risks, informing senior management.
  • Coordinate snagging, handover and Taking in Charge processes with Sales/Legal.
  • Lead cross-functional project coordination meetings and reporting.

With continued growth and a strong portfolio of projects, they are seeking an experienced Project Manager to join their team and take responsibility for the successful coordination and delivery of residential developments from planning implementation through construction, completion and handover.

About Your New Job

As Project Manager, you will act as the central coordination point for all project stakeholders, managing residential developments from planning implementation through construction, completion and final handover.

Working closely with consultants, contractors, site teams, utilities providers, compliance teams, local authorities and senior management, you will ensure projects are delivered in line with agreed programmes, statutory requirements, quality standards and handover targets.

You will have responsibility for coordinating design, planning, utilities, procurement, construction interfaces, compliance, risk management and project reporting, ensuring potential issues are identified and resolved before they impact project delivery.

This is a varied and senior role offering significant exposure across the full residential development lifecycle.

Key Responsibilities
  • Manage residential development projects from planning implementation through construction, completion and handover.
  • Act as the central point of contact between clients, consultants, contractors, site teams, utilities providers and senior management.
  • Develop and monitor project programmes, key milestones and critical path activities, identifying and mitigating delivery risks.
  • Coordinate architects, engineers, certifiers and specialist consultants, ensuring design information is issued on time and project documentation is controlled.
  • Oversee planning conditions, BCAR, Fire Certification, DAC and other statutory compliance requirements.
  • Coordinate utility and infrastructure delivery with Uisce Éireann, ESB Networks, telecom providers and Local Authorities.
  • Manage interfaces between groundworks, utilities, housebuilding, external works and specialist contractors to ensure projects remain on programme.
  • Monitor procurement, project changes and commercially significant risks, ensuring key issues are communicated to senior management.
  • Coordinate snagging, de-snagging, certification, permanent utilities and unit handovers with Sales and Legal teams.
  • Lead and coordinate Taking in Charge processes, including Local Authority and Uisce Éireann inspections, remedial works and sign-off.
  • Chair project coordination meetings, maintain action trackers and provide regular reporting on programme, cost, compliance, risks and key decisions.
What Skills You Need
  • 8+ years' experience within the construction, property development or residential development sector.
  • Proven experience managing or coordinating large-scale residential developments from planning through construction and completion.
  • Strong understanding of the Irish residential construction and development process.
  • Experience coordinating multidisciplinary design teams, contractors, consultants and external stakeholders.
  • Strong knowledge of planning, BCAR, Fire Certification, DAC and other statutory compliance requirements.
  • Experience managing project programmes, critical paths, risks and key delivery milestones.
  • Strong understanding of utilities and infrastructure delivery, including ESB Networks and Uisce Éireann.
  • Experience with residential project completion, handover and Taking in Charge processes is highly desirable.
  • Excellent communication, coordination and stakeholder management skills.
  • Strong organisational and problem-solving abilities, with the ability to manage multiple priorities.
  • Commercial awareness and an understanding of the impact of project decisions on cost and programme.
  • Relevant 3rd level qualification in Construction Management, Engineering, Quantity Surveying, Architecture or a related discipline.
  • Excellent IT and project management skills, with experience using relevant construction/project management software.
