Role Purpose
To manage the delivery, performance and compliance of facilities management contracts across a national portfolio of operational, office and critical infrastructure sites. You will use your electrical expertise to ensure fixed electrical systems, power distribution, emergency power and associated assets are maintained safely, legally and cost-effectively, with minimal disruption to essential services.
Key Responsibilities
- Manage a portfolio of hard and soft FM contracts, including mechanical and electrical (M&E) maintenance and building services.
- Lead contractor performance through KPIs, SLAs, service reviews and improvement plans
- Control budgets, forecasting, invoice validation and cost-saving initiatives
Technical and electrical assurance
- Act as the technical authority on electrical maintenance across the estate, challenging contractor methods, programmes and reports
- Ensure compliance with statutory testing and inspection regimes, including fixed wire testing, emergency lighting, portable appliance testing, generators, UPS, battery systems and LV distribution
- Review and sign off permits to work, risk assessments and method statements (RAMS) for electrical works
- Oversee remedial works and capital projects, ensuring they meet current wiring regulations and company standards
- Support root-cause analysis of electrical faults and outages, and drive preventative maintenance
Small projects management
- Manage a programme of small and minor works projects, from scoping and specification through to handover and close-out
- Develop business cases, cost estimates and delivery programmes in line with company governance and approval processes
- Procure and appoint contractors for minor works, ensuring competitive tendering and value for money
- Coordinate site access, outages, isolations and shutdown windows with operational teams to minimise disruption to live services
- Monitor progress, cost and risk, and report variances and delays promptly
- Oversee commissioning, testing, as-built documentation and asset record updates before handover
- Capture lessons learned and feed them into future project and maintenance planning
Health, safety and compliance
- Embed a strong safety culture, ensuring contractors work to safe systems of work, including safe isolation and lock-off procedures
- Maintain compliance registers, asset records and audit trails
- Lead or support incident investigations and ensure corrective actions are closed out
- Prepare for internal audits and regulatory inspections
Stakeholder and supplier engagement
- Build effective relationships with clients, operational teams, site managers, regulators and supply chain partners
- Report contract performance, risk and compliance to senior leadership
- Support business continuity and emergency response, including out-of-hours escalation
Person Specification
Essential
- Recognised electrical qualification in electrical installation or a degree in electrical or building services engineering
- Proven experience managing multi-site FM or M&E maintenance contracts, ideally in a regulated, critical or industrial environment
- Experience delivering small works or minor capital projects within an operational environment
- Strong working knowledge of electrical safety legislation, statutory compliance and permit-to-work systems
- Health and safety qualification (e.g. IOSH Managing Safely or NISO)
- Excellent communication and stakeholder management skills
- Full driving licence and willingness to travel nationally
Desirable
- Project management qualification
- Working knowledge of CDM or equivalent construction safety regulations
- Familiarity with CAFM and asset management systems
- ISO 45001, ISO 14001 or ISO 55001 knowledge
