Job summary

CBRE in Cork is seeking a Facilities Manager to lead technical operations, coordinating hard services vendors and the project team to keep building systems reliable, with a special focus on laboratories and IDF rooms.

You will own end-to-end facilities operations, manage PPMs, safety compliance, procurement, and vendor performance, and act as escalation point for outages and critical faults, ensuring minimal downtime and regulatory alignment.

Qualifications

• Fluent English in speaking and writing.
• Job related experience is required - minimum 3 years in similar role.
• Strong technical knowledge in general.
• Knowledge about building technical systems (BMS, Electric Power, Electrical maintenance, UPS, Generators, HVAC, Vesda, Fire Protection).
• Familiarity with Irish Electrical Regulations (I.S.10101:2020) and HSA guidelines.
• Willingness to react to critical situations, including out-of-hours.

Responsibilities

• Lead end-to-end ownership of the facility's technical operations and act as primary escalation point for emergencies.
• Lead critical incident responses (power outages, UPS/Chiller failures, Vesda alarms) with root cause analysis.
• Create and maintain annual Planned Preventative Maintenance plans.
• Inspect and audit suppliers and technicians to ensure quality and compliance.
• Ensure safety regulations are followed and logbooks are up to date.
• Procure vendors and services as required.

Key Accountabilities

Facilities Manager cooperates with Hard Services Vendors, project team, maintenance and operations, suppliers oversight, purchases, and occupancy services. Technical Coordinator is providing supervision and guidance to all technical aspects of building technical infrastructure in open spaces and especially in its technical areas like laboratories and IDF rooms

• Close cooperation with vendors suppling technical services to the facilities infrastructure to
• Negotiate technical contracts to optimizedelivery and cost savings
• Confirm the accurancy of vendor invoices
• Cooperation with client to avoid anyproblems during maintenance and technical projects
• Proactive acting to prevent any obstacleswhen technical project in progress
• Proactive acting to prevent problems thatmay arise with the facilities hardware
• Anticipate faults and minimize thepossibility of their occurrence
• Inspections and audits of suppliers
• Inspections with technicians of technicalinfrastructure and critical systems to prevent any unplanned downtime or failures
• Create annual Planned PreventativeMaintenance plan and maintain it in proper and accurate way
• Assuring PPMs of critical systems are doneaccordance with the law regulations
• Reporting defects using internal tools tocreate tickets
• Creating long range high value assetreplacement plan based on their current usage

• Identify areas where refurbishments areneeded and motivate budgets
• Ensure all tickets for the site are updatedregularly and in a professional manner
• Assist in the procurement of vendors andservices as required
• Conduct regular health and safety audits toensure all safety procedures are in place and working properly
• Maintain premises in neat and good workingconditions at all times
• Cooperate with Health and Safety departmentto arrange various initiatives
• Needs to react from time to time in criticalfailure situations (out of hours).

• Lead critical incident responses (e.g.,power outages, UPS/Chiller failures, VESDA alarms), ensuring immediatereaction, mitigation, and conducting comprehensive Root Cause Analysis (RCA) toprevent reoccurrence.
• Conduct comprehensive daily, monthly, andquarterly site walks and audits of both internal facilities and externalsuppliers to ensure highest standards of FM service delivery and H&Scompliance.

• Working knowledge of EU/Irish F-Gas regulations and EPAcompliance requirements regarding critical cooling infrastructure (supervisorylevel, holding personal F-Gas cert is not required but considered an asset).
