Job summary

AA Euro Group are seeking an experienced Commercial Manager to join a well-established main contractor. You will own the commercial performance across large residential projects in Dublin, leading commercial teams and working with Project Directors to align commercial and programme objectives.

The role is strategic, hands-on, and central to successful project delivery with a clear progression path to Commercial Director and a comprehensive benefits package.

Qualifications

• Degree-qualified in Quantity Surveying / Commercial Management or equivalent.
• 10+ years experience in commercial roles within the construction industry.
• Proven experience as Commercial Manager or Senior QS for a main contractor.
• Strong background delivering large-scale residential or mixed-use developments.
• In-depth knowledge of standard forms of contract (e.g. RIAI / JCT).
• Strong leadership, negotiation, and stakeholder management skills.

Responsibilities

• Overall ownership of project commercial performance, from pre-construction through final account
• Lead, mentor, and manage Quantity Surveying and commercial teams
• Develop and control project budgets, forecasts, and cash flow
• Oversee subcontract procurement strategies and contract negotiations
• Manage commercial risk, opportunity, and value engineering initiatives
• Ensure robust cost reporting and monthly commercial reviews
• Manage claims, variations, and final account negotiations
• Work closely with Project Directors to align commercial and programme objectives
