We are hiring! Circet DCS is seeking an experienced Commercial Manager to join our growing commercial team, supporting data centre fit-out projects across the UK, Ireland and mainland Europe.
Working alongside the Commercial Lead, you will take ownership of the commercial management of live projects and support major bids across the European data centre market. This is an opportunity to work directly with clients, main contractors, subcontractors and senior internal stakeholders, while playing a key role in managing project performance, commercial risk and contractual obligations.
The role will suit someone who is commercially confident, highly organised and comfortable taking ownership of project commercials from tender through to final account. Some travel across the UK and Europe will be required for site meetings, negotiations and project reviews.

Duties and Responsibilities
- Manage the commercial cycle across allocated projects, including valuations, change control, EOTs, disruption claims, retention and final accounts.
- Prepare and maintain accurate cost reports, cash flow forecasts, commercial trackers and project financial information.
- Monitor project margins, commercial performance and cash flow, providing regular reporting to the Commercial Lead and internal directors.
- Manage subcontractor commercial relationships, including payment cycles, variations, retention, defects and commercial close-out.
- Review main contracts, subcontracts, NDAs and framework agreements, identifying commercial risks and opportunities.
- Prepare contract redlines, negotiation notes and internal commercial briefings.
- Support back-to-back subcontract drafting and ensure appropriate contractual flow-down requirements are maintained.
- Work with clients, main contractors and internal Legal teams on contractual negotiations and higher-risk commercial matters.
- Provide commercial support throughout the tender and bid process, including pricing input, risk reviews, assumptions, clarifications and exclusions.
- Prepare and negotiate change orders, EOT claims and disruption claims.
- Support delay analysis and quantum assessments, ensuring claims are properly substantiated and supported by accurate project records.
- Ensure contractual notices, change notifications and other commercial correspondence are issued within required timescales.
- Identify commercial risks throughout the project lifecycle and support the delivery team in developing appropriate mitigation strategies.
- Build strong working relationships with clients, main contractors, subcontractors and internal delivery teams.
Requirements
- Commercial Management or Quantity Surveying background, with experience in construction, telecommunications, structured cabling, MEP or data centre fit-out.
- Experience managing project commercials from contract award through to final account.
- Strong understanding of commercial contract administration and contractual risk.
- Familiarity with FIDIC, JCT or similar main contract forms and associated subcontract structures.
- Strong numerical and financial skills, including margin analysis, cost reporting, retention and cash flow forecasting.
- Working knowledge of key commercial and contractual areas including liability caps, indemnities, liquidated damages, retention, payment terms and back-to-back subcontracting.
- Strong understanding of change control, contractual notices, claim substantiation and commercial documentation.
- Excellent written and verbal communication skills, with the ability to produce clear commercial reports, client correspondence and contract reviews.
- Confident engaging with clients, main contractors, subcontractors and senior stakeholders.
- Ability to manage competing priorities and remain effective in a fast-paced project environment.
- A proactive and accountable approach, with the ability to work independently and as part of a small commercial team.
- Experience within the data centre sector, particularly hyperscale data centres, structured cabling, MEP or specialist fit-out, is desirable.
- Experience working across multiple European jurisdictions, including the UK, Ireland, Germany, Finland or similar, is desirable.
- Flexibility and willingness to travel across the UK and mainland Europe as required.
