Job summary

Circet Ireland & UK is seeking an experienced Commercial Manager to lead the commercial management of live data centre projects and support major bids across the UK, Ireland and mainland Europe. You will own project commercial performance, risk management and contract obligations, collaborating with clients, main contractors and internal teams, with travel across Europe as required.

Qualifications

• Commercial management or quantity surveying background with construction/telecom experience
• Experience managing project commercials from award to final account
• Strong contract administration knowledge and risk management
• Familiarity with FIDIC, JCT or similar main contract forms
• Strong numerical and financial skills including margin analysis and cash flow forecasting
• Excellent written and verbal communication with clients and stakeholders

Responsibilities

• Manage the commercial cycle across projects, including valuations, change control, EOTs, retention and final accounts
• Prepare cost reports, cash flow forecasts and commercial trackers
• Monitor margins and cash flow with regular reporting to leadership
• Manage subcontractor commercial relationships, payments, variations, retention and close-out
• Review contracts and identify commercial risks and opportunities
• Prepare contract redlines and internal commercial briefings
• Support subcontract drafting and ensure flow-down of terms
• Lead negotiations with clients and main contractors on high-risk commercial matters
• Provide commercial input during tenders and bids, including pricing and risk reviews
• Prepare and negotiate change orders and disruption claims
• Support delay analysis and substantiation of claims with project records
• Ensure timely issue of notices and commercial communications
• Identify risks and develop mitigation strategies with the delivery team
• Build strong relationships with clients, contractors and internal teams
