Job summary

FazWaz Indonesia is seeking a Senior Legal Specialist to ensure the legal integrity of sales transactions across Bali. You will draft and review legal documents, coordinate with notaries, and guide transactions from LOI to closing, acting as the internal legal expert for agents and clients.

You will manage due diligence, ensure contracts comply with Indonesian law, attend notary meetings, and maintain organized legal files to protect the company and clients throughout the deal lifecycle.

Qualifications

• Bachelor's degree in law from an Indonesian university.
• At least 4 years work experience in a legal role, minimum 1 year in real estate.

Responsibilities

• Conduct pre-due diligence for all sales prior to LOI and PSA signing, reviewing land titles, ownership certificates, zoning, and permits; identify red flags and coordinate with agents/developers to resolve them.
• Liaise with notaries to review SBAs, LOIs, and PSAs, and assist the sales team in drafting and finalizing LOIs for clients.
• Ensure all contracts and agreements are in line with Indonesian property law.
• Attend notary meetings to oversee transactions and ensure proper handover of legal documents to buyers and sellers.
• Follow up with clients and notaries to guarantee smooth closing.
• Ensure compliance with local laws and maintain organized legal files for all properties and transactions.

About the Role

We are looking for a Senior Legal Specialist to ensure the legal integrity of our sales transactions. You will be supporting the sales team with drafting legal documentation, coordinating with notaries, and ensuring seamless handovers through to closing. You will act as an internal legal expert for our agents and clients. Your work will help protect the company, our clients, and ensure smooth transactions from start to finish.

Responsibilities

• You will conduct pre-due diligence for all sales prior to LOI and PSA signing, reviewing legal documents including land titles, ownership certificates, zoning, and permits (PBG, IMB, etc.), identifying red flags or missing documents and coordinating with agents/developers to resolve them.
• You will liaise with notaries to review SBAs, LOIs, and PSAs, and assist the sales team in drafting and finalizing LOIs for clients.
• You will ensure all contracts and agreements are in line with Indonesian property law.
• You will attend notary meetings when required to oversee transactions, and ensure proper handover of legal documents to buyers and sellers.
• You will follow up with clients and notaries to guarantee smooth closing.
• You will ensure that all transactions comply with local laws and regulations.
• You will maintain organized legal files for all properties and sales.

Qualifications

• At least 4 years work experience in a legal role, minimum 1 year in real estate (more is highly preferred).
• Bachelor\'s degree in law from an Indonesian university.

Required Skills

• Detail-oriented: Strong attention to detail and documentation accuracy, with the discipline to catch what others might miss.
• A coordinator: Good coordination and communication skills, comfortable liaising between agents, notaries, sales, and finance to keep transactions moving.
• Organized under pressure: Able to manage multiple deals and deadlines at once without losing track of the details.
• Trustworthy: A high level of confidentiality and professionalism in handling sensitive legal and transaction documents.
• Native Bahasa Indonesia speaker, fluent in English.

Preferred Skills

• Willing to work from office at Fazwaz’ Uluwatu office, and willing to travel occasionally between offices (Berawa > Uluwatu) and around Bali to support transactions completing.
