Job summary

PT TOKYU PROPERTY MANAGEMENT INDONESIA seeks an experienced Building Manager to oversee daily operations, maintenance schedules and safety compliance for a multi-storey commercial property in Jakarta. You will lead maintenance, security, and cleaning teams, coordinate with contractors, and manage budgets while ensuring tenant satisfaction.

The ideal candidate has 7+ years in facility or building management, strong knowledge of HVAC, electrical, plumbing and security, plus bilingual communication

Qualifications

• Minimum 7 years of facility management or building management experience in a commercial setting.
• Strong knowledge of building systems including HVAC, electrical, plumbing and security.
• Proven budget management and cost control capability.
• Excellent leadership and team management skills.
• Fluent in English and Bahasa Indonesia.
• Professional certification in facility management preferred.

Responsibilities

• Oversee daily building operations including maintenance schedules and inspections.
• Supervise building staff including maintenance, security and cleaning crews.
• Ensure compliance with building codes, safety regulations and local Jakarta rules.
• Coordinate with contractors and vendors for repairs and upgrades.
• Manage budgets and monitor operational expenses for cost efficiency.
• Address tenant concerns and handle complaints professionally.
• Maintain security systems, access controls and emergency procedures.
• Monitor energy use and implement efficiency measures.
• Maintain records of maintenance, repairs and inspections.
• Conduct safety audits and ensure emergency protocols are up to date.
• Act as coordinator between PPPSRS & BoD / Management.
• Experience managing multi-storey commercial buildings is advantageous.
