The Property Operations Manager ensures smooth daily operations of an apartment property, overseeing reservations, room preparation, check-in, guest services during stay, and check-out. The role encompasses sales, marketing, financial control, guest service, room readiness, reservations management, safety and security coordination, team and vendor management, troubleshooting, asset maintenance, building coordination, and readiness to work extended hours.
Key responsibilities
Ensure daily apartment operations run smoothly, from reservations and room preparation through check-in, guest services, and check-out
Understand and implement sales and promotion strategies to increase occupancy and revenue
Control operational costs, review invoices and income, and report occupancy, revenue, complaints, and maintenance needs to the owner
Welcome guests warmly, respond quickly to needs, listen to complaints without defensiveness, and follow up on all issues until resolved
Inspect room cleanliness, completeness, and facility function before check-in; halt room sales if units are not ready until repairs are complete
Manage room availability, pricing within authority limits, and booking platforms; prevent double bookings and ensure listing photos and descriptions match actual conditions
Coordinate inspections and repairs of electrical systems, fire protection, lifts, and access with qualified technicians or building managers; ensure staff understand emergency procedures and record and report all incidents
Arrange staff schedules, task allocation, training, and evaluation; oversee quality and timeliness of housekeeping, maintenance, laundry, and other vendor work
Handle disruptions calmly and quickly, provide solutions within authority, and immediately report safety issues, serious complaints, and major expenditure needs to the owner
Establish preventive maintenance schedules, monitor furniture and equipment condition, and ensure stock of linens, amenities, and cleaning supplies are available and recorded

Able to work schedules up to 12 hours per day, including rest periods, with shift arrangements, days off, and overtime compensation as per applicable regulations
