Samara Lombok is seeking an experienced Project Quantity Surveyor to support the commercial success of our luxury hospitality, residential, and mixed-use developments in Lombok. You will manage project costs, procurement, contracts, and commercial reporting across the full lifecycle.

The ideal candidate combines strong QS expertise with commercial acumen to ensure projects deliver within budget while maintaining quality and schedule.

Qualifications

  • Bachelor's degree in Quantity Surveying or related field.
  • 7–10 years of QS experience in construction/property/hospitality sectors.
  • Experience with BOQ, cost planning, procurement, and contract administration.
  • Strong understanding of contracts and commercial management.

Job description

Samara Lombok is seeking an experienced Project Quantity Surveyor to support the commercial success of our luxury hospitality, residential, and mixed-use development projects. This role is responsible for managing project costs, procurement activities, contract administration, and commercial reporting throughout the entire project lifecycle - from pre-construction budgeting through final account settlement.

The ideal candidate combines strong technical quantity surveying expertise with commercial acumen, ensuring projects are delivered within budget while maintaining quality, contractual compliance, and project timelines.

Key Responsibilities:

Cost Planning & Cost Control:

Prepare and manage project budgets, cost plans, and cash flow forecasts.

Monitor project expenditure against approved budgets and identify potential cost overruns.

Conduct cost analysis and provide recommendations to optimize project value.

Prepare periodic cost reports and commercial updates for project stakeholders.

Track commitments, actual costs, and forecast final project costs.

Prepare Bills of Quantities (BOQ), tender documentation, and commercial evaluation criteria.

Manage tender processes, including tender invitations, bid evaluations, and recommendations.

Negotiate commercial terms with contractors, consultants, suppliers, and subcontractors.

Support procurement strategies that achieve value for money while maintaining project quality and schedule requirements.

Ensure procurement activities are executed in accordance with project timelines.

Contract Administration:

Administer construction contracts and ensure compliance with contractual obligations.

Review and assess contractor claims, payment applications, and supporting documentation.

Evaluate and manage variation orders, extension of time claims, and contractual disputes.

Maintain accurate records of contractual correspondence and project commercial documentation.

Support contract negotiations and finalisation with consultants, contractors, and suppliers.

Measurement & Valuation:

Conduct quantity take-offs and measurement of works.

Review construction progress and validate contractor valuations.

Assess and certify interim payment applications.

Prepare final accounts and manage project close-out from a commercial perspective.

Verify completed works against contractual requirements and project specifications.

Commercial Reporting:

Prepare monthly commercial reports for Management and Project Leadership.

Monitor project risks and opportunities relating to cost, contracts, and procurement.

Provide accurate forecasts and recommendations to support informed decision-making.

Present commercial performance updates to internal stakeholders when required.

Requirements:

Essential Qualifications & Experience:

Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.

Minimum 7-10 years of experience as a Quantity Surveyor within construction, property development, infrastructure, hospitality, or related sectors.

Demonstrated experience in BOQ preparation, cost planning, procurement, and contract administration.

Strong understanding of construction contracts and commercial management principles.

Experience managing project budgets and cost reporting throughout the project lifecycle.

Proficiency in Microsoft Excel and construction cost management tools.

Cost planning and cost control.

Quantity take-off and measurement.

Procurement and tender management.

Variation assessment and valuation.

Contract administration and commercial risk management.

Cash flow forecasting and financial reporting.

Final account preparation and settlement.

Budget monitoring and forecasting.

Preferred Qualifications:

Experience working on hospitality, villa, residential, mixed-use, or luxury development projects.

Familiarity with FIDIC, lump‑sum contract, built‑in design or design-and‑build, or other standard forms of construction contracts.

Experience working in a developer, project management consultant, or main contractor environment.

Professional QS certification or membership in a relevant professional body is an advantage.
