Job summary

Rinjani Bay Developments seeks a proactive Quantity Surveyor based in Bali to support luxury villa and resort projects from concept through tender. This full-time role sits in the architecture team, emphasising design-phase cost control and collaboration with architects.

You will prepare cost estimates, monitor budgets, and advise on value engineering and procurement strategies to keep projects financially viable without compromising luxury standards.

Qualifications

• Bachelor's degree in Quantity Surveying or related field.
• Minimum of 5 years in general construction with cost estimation, tendering and contract management.
• Experience in hospitality or luxury villa/resort developments preferred.
• Proficiency in AutoCAD, SketchUp, Excel and project management tools.

Responsibilities

• Provide cost estimates and feasibility studies during the design phase for luxury villa/resort projects.
• Monitor the project budget throughout the design process and advise on cost-saving options.
• Collaborate with architects to suggest cost-effective design solutions without compromising luxury standards.
• Provide detailed insights into material and construction costs for informed decision-making.
• Assist in preparing Bills of Quantities and tender documents across disciplines.
• Implement risk management, value engineering, and cost control strategies.
• Coordinate with architects, engineers, and subcontractors to align design with cost plans.
• Assist with procurement processes to support cost and quality requirements.

Rinjani Bay Developments seeks a proactive Quantity Surveyor who possesses strong communication and collaboration skills. This is a full-time position based in Bali, with occasional travel to project sites as required. The role sits within the architecture team and is design-phase weighted: the successful candidate will work alongside architects from concept through tender, keeping luxury villa and resort projects commercially viable without diluting design quality.

Key responsibilities

• Provide architects with cost estimates and feasibility studies during the design phase to ensure financial viability and alignment with overall project goals, focusing on luxury villa and resort developments.
• Monitor the project budget throughout the design process and offer ongoing cost advice to prevent potential overruns.
• Work closely with architects to suggest cost-saving alternatives without compromising design quality, ensuring cost efficiency while maintaining luxury standards.
• Provide architects and project stakeholders with detailed insights into material and construction costs, supporting informed decision-making, and staying updated on industry trends, material costs, and innovative construction methods relevant to luxury property development.
• Assist in preparing the Bill of Quantities and other tender documents across structural, architectural, MEP and interior works, while advising on procurement strategies for materials and contractors.
• Implement risk management, value engineering, and cost control strategies at every stage of the project to optimise both quality and budget.
• Collaborate with architects, engineers, and subcontractors to align design solutions with the project's cost plan.
• Assist with procurement processes as needed to support the project cost and quality requirements.
• Ensure clear communication and alignment between internal teams, clients, contractors, and subcontractors throughout the project lifecycle.

About you

• Bachelor's degree in Quantity Surveying, Civil Engineering, Architecture or a relevant field.
• Minimum five (5) years in general construction, with a proven track record in cost estimation, tendering, and contract management.
• Experience in hospitality, high-end residential, or villa developments is preferred.
• Proficient in AutoCAD, SketchUp, and the Microsoft Office Suite — advanced Microsoft Excel, with working knowledge of Microsoft Project.
• Proficiency in BIM software (such as Glodon Cubicost) is highly advantageous.
• Strong analytical and numerical skills, with attention to detail.
• Commercially minded, with a strong understanding of construction costs, materials, and market pricing.
• Problem-solving mindset, with the ability to identify cost risks and develop practical, cost-effective solutions.
• Strong communication and interpersonal skills, with the ability to work effectively with architects, engineers, contractors, and suppliers.
• Strong negotiation skills and confidence in dealing with suppliers and subcontractors.
