NWP Property is looking for an experienced MEP Mall Coordinator based at the Head Office, to oversee MEP (Mechanical, Electrical & Plumbing) operations across all malls in the portfolio. This is a supervisory and system-building role, ensuring every mall runs on standardized, proactive processes rather than reacting to problems one by one. The ideal candidate builds structure and consistency across sites — moving the organization away from a reactive, "firefighting" way of working toward a controlled, standardized, and preventive approach.
Supervise and oversee MEP operations (electrical, HVAC, plumbing, fire protection, generators, lifts & escalators) across all malls under NWP Property, coordinating with each site's MEP/engineering team
Design, implement, and maintain effective control tools (checklists, SOPs, KPI dashboards, monitoring systems) to standardize MEP operations and maintenance across all sites
Set portfolio-wide preventive maintenance (PM) and corrective maintenance (CM) standards, and monitor site-level compliance and execution
Coordinate and deliver training programs for site-level MEP teams to build consistent technical competency and reduce dependency on ad-hoc troubleshooting
Analyse recurring issues across sites and drive root-cause solutions and process improvements, rather than repeated one-off fixes
Establish escalation protocols and audit mechanisms to catch potential issues before they become incidents
Plan, manage, and control the OPEX and CAPEX budgets for MEP operations and asset investments across all sites, ensuring cost efficiency without compromising reliability or safety
Monitor energy efficiency, maintenance costs, and asset performance across the portfolio, and report budget utilization and variances to senior management
Ensure all sites comply with relevant safety (K3) regulations and building codes
Act as the central point of coordination between Head Office, site engineering teams, contractors, and vendors
Minimum Bachelor's degree in Electrical Engineering, Mechanical Engineering, or a related field
Minimum 7-10 years of experience in MEP, with at least 3 years in a supervisory, multi-site, or head-office coordination role — mall, commercial building, or property portfolio background strongly preferred
Strong understanding of electrical systems, HVAC, plumbing, fire fighting/fire alarm systems, and generators
Proven experience building SOPs, control tools, or maintenance management systems
Experience designing and delivering technical training programs
Hands-on experience planning and controlling OPEX/CAPEX budgets, with strong cost-control and financial reporting skills
Strong analytical mindset — able to identify patterns and build systemic, preventive solutions rather than handling issues case by case
Excellent leadership, cross-site coordination, and stakeholder management skills
K3 certification is a strong advantage
Willing to travel to mall sites as needed
