Job summary

Responsibilities

• Manage maintenance activities for MEP systems (mechanical, electrical, plumbing, HVAC) to ensure safe, reliable, and efficient operations.
• Plan, schedule, coordinate, and monitor preventive and corrective maintenance to minimize downtime.
• Lead and supervise maintenance teams, contractors, and subcontractors on site.
• Monitor equipment performance, identify issues, and implement preventive/corrective actions.
• Ensure compliance with technical specs, drawings, method statements, maintenance procedures, and project standards.
• Coordinate maintenance activities with Project Manager, Engineering, Construction, EHS, and other departments.
• Supervise external vendors and subcontractors for specialized maintenance and major repairs.
• Maintain records and prepare maintenance and equipment status reports for management.
• Respond to breakdowns and emergencies to minimize disruption.
• Identify opportunities to improve reliability, efficiency, energy use, and overall performance.
• Support implementation and continuous improvement of maintenance procedures and standards for Data Center projects.

Job description

We are currently looking for an experienced and dedicated Maintenance Manager to join the team at PT Longmotive Indonesia Group, a Mechanical, Electrical, and Plumbing (MEP) contractor specializing in Data Center projects.

As a Maintenance Manager, you will play a critical role in ensuring that all MEP systems, equipment, and facilities at the project site operate safely, reliably, and efficiently. This position requires strong leadership, solid technical knowledge, and the ability to effectively manage and coordinate maintenance teams, contractors, and subcontractors on site.

This position is based in Batam, Riau Islands, and offers an opportunity to contribute to dynamic Data Center projects while developing your career in the MEP construction industry.

Key Responsibilities

Manage and oversee all maintenance activities for MEP systems, including mechanical, electrical, plumbing, HVAC, and other related building services to ensure reliable, safe, and efficient operations.

Plan, schedule, coordinate, and monitor preventive and corrective maintenance activities to minimize equipment downtime and maintain system reliability.

Lead, supervise, and provide guidance to the maintenance team, technicians, contractors, and subcontractors to ensure work is completed safely, efficiently, and in accordance with project requirements.

Monitor the condition and performance of MEP equipment and systems, identify potential issues, and implement appropriate preventive and corrective actions.

Review and ensure compliance with technical specifications, drawings, method statements, maintenance procedures, and applicable project standards.

Coordinate maintenance activities with the Project Manager, Engineering, Construction, EHS, and other relevant departments to ensure smooth project execution and operational continuity.

Supervise and coordinate external vendors, contractors, and subcontractors for specialized maintenance, equipment servicing, troubleshooting, and major repair works.

Ensure all maintenance activities comply with applicable safety requirements, company policies, project standards, and Indonesian regulations.

Maintain proper records of maintenance activities, equipment performance, inspections, repairs, spare parts, and other relevant documentation.

Prepare regular maintenance reports, equipment status updates, and performance reports for management.

Monitor the availability and condition of critical spare parts, tools, and maintenance equipment, and coordinate procurement when required.

Respond to equipment breakdowns and emergency maintenance situations, leading troubleshooting and coordinating timely corrective actions to minimize operational disruption.

Identify opportunities to improve equipment reliability, maintenance efficiency, energy efficiency, and overall system performance.

Support the implementation and continuous improvement of maintenance procedures, preventive maintenance programs, and operational standards for Data Center projects.

Required Skills, Qualifications, and Experience

Bachelor's Degree or Diploma in Mechanical Engineering, Electrical Engineering, or a related technical field.

Minimum 5-7 years of relevant experience in maintenance management, preferably within MEP construction, Data Center, industrial facilities, commercial buildings, or similar environments.

Proven experience in leading and supervising maintenance teams, with strong leadership and team management skills.

Strong technical knowledge of HVAC, electrical systems, plumbing, mechanical systems, and other MEP-related equipment and facilities.

Experience in managing preventive and corrective maintenance programs, equipment troubleshooting, inspections, and maintenance planning.

Experience working with and managing contractors, subcontractors, and external vendors for maintenance and specialized works.

Ability to read, interpret, and understand engineering drawings, schematics, technical specifications, method statements, and maintenance documentation.

Good understanding of HSE/K3 requirements, maintenance safety procedures, and applicable Indonesian regulations and standards.

Strong problem-solving, decision-making, communication, and coordination skills, with the ability to respond effectively to equipment breakdowns and emergency situations.

Experience with Data Center facilities or other mission-critical environments is highly preferred.

Experience with CMMS or other computerized maintenance management systems is an advantage.

Relevant technical certifications, professional qualifications, or specialized maintenance training will be an advantage.

Fluent in English is mandatory; Mandarin proficiency is highly preferred.

Strong ability to work in a fast-paced project environment, manage multiple priorities, and coordinate effectively with project and site teams.

Willingness to continuously develop technical knowledge and adapt to new technologies, systems, and maintenance practices.
