Shun Tak Property Management Ltd in Hong Kong is seeking a seasoned Property Management Manager to oversee preventive maintenance, contractor performance, and improvement projects for large-scale residential premises.

Requires a degree in a relevant discipline, 10+ years of experience with at least 5 in a managerial role, strong leadership and bilingual English/Chinese communication, and self-discipline; duties include budgeting, tendering, compliance, and liaison with authorities.

Qualifications

Degree in relevant discipline (professional qualifications such as MHKIE/MHKIA advantageous).
10+ years’ experience with at least 5 years at managerial level.
Strong leadership and effective communication skills.
Strong sense of self-discipline and responsibility.
Good command of both spoken and written English and Chinese.

Responsibilities

Recommend, prepare and review preventive maintenance schedules for a large scale of residential premises.
Review and monitor the performance of maintenance contractors and suppliers.
Plan, implement and supervise improvement projects to meet statutory regulations.
Responsible for tendering, awarding and renewing contracts for maintenance/improvement works.
Provide technical expertise and recommendations for the designated property.
Prepare annual maintenance budget, set up and review operations policies, and provide staff training.
Liaise with government authorities and public bodies.
Lead or participate in ad hoc tasks as required.

Job description

Job duties:

Recommend, prepare and review preventive maintenance schedule as well as arrange and monitor the maintenance work fora large scale of residential premises
To review and monitor the performance of the maintenance contractors and suppliers
Plan, implement and supervise improvement projects to comply with the latest statutory regulations and requirements
To be responsible for the tender, award and renew of the contracts for maintenance/improvement works for the designated property
To provide technical expertise and recommendation for the designated property
Prepare annual maintenance budget, set up and review relevant operations policies and provide staff training
Liaise with relevant government authorities and public bodies
Lead or participate in other ad hoc tasks whenever necessary

Requirements:

Degree in relevant discipline, with relevant professional qualifications such as MHKIE/MHKIA an advantage
Minimum 10 years’ experience with at least 5 years at managerial level
Strong leadership and effective communication skill
Strong sense of self-discipline & responsibility
Good command of both spoken and written English and Chinese
