Job summary

Hong Kong Housing Society seeks an experienced professional to lead maintenance of building services in the Eastern/ Kwun Tong area. You will handle technical repairs, budget planning, and drawings/specifications for improvements, approved by senior management.

The role requires a degree or higher diploma in building services or electrical engineering and a valid Grade B electrical worker registration, with at least five years of related experience.

Qualifications

• Degree or Higher Diploma in Building Services or Electrical Engineering.
• Certificate of Registration of Electrical Worker (Grade B) or equivalent.
• 5 years’ experience in building services maintenance.

Responsibilities

• Troubleshoot and repair building services installations and urgent issues.
• Prepare design, budgets, estimates, drawings and specs for maintenance.
• Administer tendering and contract processes including invitations and evaluation of quotations.
• Provide technical advice and supervise repair works by technicians or contractors.
• Inspect tenants’ fixtures and installations and recommend repairs and improvements.
• Coordinate with consultants, utility companies, government departments for works progress.
• Mentor senior maintenance staff and liaise with tenants’/owners’ associations.

The Job

• To solve technical problems and deal with urgent/emergency repairs concerning building services installations.
• To prepare design, budgets, estimates, drawings and specifications for maintenance and improvement works for senior’s approval.
• To administer the tendering and contract administration process which includes drafting letters to invite quotations, obtaining and evaluating quotations, preparing tender documents and issuing works orders for maintenance and improvement works.
• To provide technical advice on materials, tools and etc. to PM staff and co-ordinate repair works carried out by technicians or contractors. To supervise and monitor work progress site and certify work completion.
• To inspect tenants’ fixtures and various installations and recommend for repairs and improvement as necessary.
• To comment the design drawings, specifications, manual; estimate running cost for building services installations for new development projects; conduct inspections and testings to identify defects during take over of new projects; and liaise / co-ordinate with Projects Division accordingly.
• To liaise and coordinate with consultants, utility companies, government departments and other parties concerned on progress of works in estate areas.
• To act as a mentor for Senior Maintenance colleagues.
• To attend meetings and handle enquiries from tenants / owners / residents’ association/ contractors.

The Person

• Holders of Degree / Higher Diploma in Building Services, Electrical Engineering or related disciplines, and Certificate of Registration of Electrical Worker (Grade B) or equivalent.
• 5 years’ experience in building services maintenance.
• Comprehensive knowledge of relevant regulations and professional maintenance practices.
