Job summary

Apple's RE&D team manages and provides services to Apple’s Retail stores and workplaces, developing and running Apple’s global real estate portfolio, leading capital construction projects, and delivering sustainability initiatives while ensuring health and safety.

The Development Manager is responsible for the execution of NSOs, refreshes, and critical MEP replacement projects from concept to close out, coordinating with cross-functional teams and external partners to maintain schedules,

Qualifications

• 7+ years of construction/project management experience with a focus on delivering retail stores or workplaces.
• Experience in large developments such as retail store expansions, campuses, and other hyper-scale construction.
• Expertise in planning, scheduling, budgeting, resourcing, and executing all technical services for a large real estate portfolio (MEP, controls, fire-alarm, lighting, etc).
• Proven ability to collaborate with internal and external partners to meet deadlines and project schedules.
• Ability to balance operational risk and investment while delivering high design quality at best value.
• Excellent leadership, communication, and supervisory skills across all levels of an organization.
• Ability to develop cost estimates, cash flows, schedules, and analyze Total Cost of Ownership (TCO).
• Experience building relationships with facility operation teams, utility companies, government agencies, design firms, and general contractors.

Responsibilities

• Set up projects with best-practice processes and systems to enable efficient operations.
• Directly handle project schedule, budget, quality, safety, and turnover.
• Drive functional and operational excellence across cross-functional teams including real estate, design, and suppliers.
• Assist with creation of project Proforma, budget, and schedule at key milestones (Gate1, Gate2, etc).
• Manage external partners and contracts including design consultants, vendors, and contractors.
• Review lease terms and collaborate with leasing to obtain approvals from landlords.
• Engage with government authorities and works councils as needed.
• Manage commissioning agents and sequence of operations.
• Oversee closeout, warranty, defects, and turnover to facilities team.
• Engage contractors/vendors with bidding, SOWs, and CPSAs.
• Review proposals and change orders; prepare comparative analyses.
• Travel: minimum 50%.
