Kadoorie Estates Limited in Hong Kong seeks an Assistant Manager - Technical Development to oversee routine technical services for Grade A commercial buildings and detached houses, ensuring optimal performance, statutory compliance and service continuity.
You will manage maintenance contracts, budgets and a team of engineers, drive maintenance standards and oversee projects from planning to handover, ensuring cost control and quality.

Responsibilities
Manage maintenance contracts, preventive maintenance programmes, emergency repairs, fault rectification and contractor performance
Assist in preparing annual maintenance budgets and engineering expenditure forecasts
Manage the engineering and maintenance team, including technical staff, contractors and subcontractors
Develop and optimise maintenance standards, workflows and operational guidelines
Arrange suitable training for the engineering team to enhance technical capabilities and service levels
Provide backup support and handle emergency incidents when necessary
Assist in managing renovation, refurbishment, maintenance and improvement projects
Support the full project lifecycle from preliminary planning, quotations and tendering, contractor appointment, construction supervision, programme control, quality monitoring and cost control through to completion and handover
Review quotations, method statements, material specifications, project programmes and variation orders
Follow up on defect rectification, warranty-period repairs and maintain completion documents, testing reports and maintenance records
Submit regular reports to management on project progress, costs and overall project status
Handle and follow up on unauthorized building works, including site inspections, remedial proposals, removal arrangements and reinstatement works
Follow up on improvement works arising from Fire Services Department FS 572 / FS 502 Improvement Notices
Coordinate with owners, tenants, property management teams, fire services consultants, architects, surveyors, engineering consultants, contractors and other relevant professionals
Requirements
Diploma, associate degree or above in Building Studies, Engineering, Building Services, Construction, Surveying, Property Management or a related discipline
At least 8 years of experience in building works, property maintenance, renovation, refurbishment or engineering project management
Proven experience in the maintenance, repair and facilities management of Grade A commercial buildings and detached houses
Sound knowledge of high-standard project management, tenant coordination, service commitments and preventive maintenance requirements for Grade A commercial buildings and detached houses
Practical experience in handling unauthorized building works and related remedial works
Experience in following up on improvement works arising from Fire Services Department FS 572 / FS 502 Improvement Notices, or similar fire safety improvement projects
Experience in renovation and refurbishment works for detached houses, residential units or private residences
Proficient in Microsoft Office, including Word, Excel and PowerPoint
Excellent Cantonese, with good written and spoken Chinese; capable of reading and writing in English
Familiarity with the maintenance and repair of building services and building services installations
Strong knowledge of quotations, tendering, contractor management, programme control, cost control, quality monitoring and project handover
Ability to read and understand basic drawings, method statements, maintenance reports and technical documents
Good knowledge of Hong Kong requirements relating to building maintenance, fire safety, renovation works and site safety
Strong project coordination, communication, problem‑solving and report‑writing skills
Ability to independently manage multiple engineering and maintenance projects and deliver them on schedule
Willingness to conduct site inspections, attend project meetings and handle emergency maintenance matters when necessary
Valid Construction Industry Safety Training Certificate (Green Card)
Valid Registered Electrical Worker (REW) License (Grade A or B) issued by the EMSD
