Job summary

Student First Accommodation Limited seeks an experienced operations leader to oversee a portfolio of student accommodations, drive financial performance, and coordinate with the Director on NOI improvement, budgeting, and vendor management.

The role focuses on optimizing operations across renovated or acquired properties, establishing procedures, and ensuring high service standards while maintaining occupancy targets.

Responsibilities

• Oversee day-to-day operations and financial performance across the student accommodation portfolio.
• Collaborate with the Director to maximize NOI, track budgets, and control operating expenses.
• Lead CapEx projects and unit upgrades from planning and vendor selection to on-time delivery.
• Support readiness and stabilization of renovated or acquired properties.
• Establish operating procedures, standard practices, and vendor contracts.
• Coordinate with property management and marketing to track leasing velocity and occupancy.
• Aim to optimize rental rates and maintain target occupancy levels.
• Enhance student and resident retention.
• Monitor vendors, managers, contractors, and suppliers to ensure service and cost efficiency.
• Prepare regular performance reports and conduct benchmarking of local student housing trends.

Job description

Oversee day-to-day operations and financial performance across the student accommodation portfolio, working closely with the Director to maximize net operating income (NOI), track budgets, and manage operating expenses. Support the operational readiness and stabilization phase of newly renovated or acquired properties, establishing operating procedures, standard practices, and vendor contracts.

Key responsibilities

Oversee day-to-day operations and financial performance across the student accommodation portfolio

Work closely with the Director to maximize net operating income (NOI), track budgets, and manage operating expenses

Assist the Director in leading capital expenditure (CapEx) projects and unit upgrades from initial planning and vendor selection through to on-time execution and final handover

Support the operational readiness and stabilization phase of newly renovated or acquired properties

Establish operating procedures, standard practices, and vendor contracts

Collaborate with property management and marketing teams to track leasing velocity, optimize rental rates, and maintain target occupancy levels

Enhance student and resident retention

Supervise third-party vendors, property managers, contractors, and suppliers to ensure high service standards and cost efficiency

Monitor operational metrics and prepare regular performance reports

Conduct competitor benchmarking and analyze local student housing market trends to guide asset strategy
