Howells Solutions Limited is recruiting an experienced Voids Supervisor for a leading Housing Association in Watford. You will oversee a multi-skilled trades team, coordinating void repairs and ensuring properties are returned to a high-quality lettable standard on time and within budget.

The role emphasises strong leadership, delivery of safe, efficient works, and a customer-focused service. You will work with other departments, manage performance, and participate in an out-of-hours rota if

Qualifications

• Experience supervising a multi-disciplined trades team.
• Strong experience in social housing maintenance.
• Experience with voids, reactive repairs or planned maintenance.
• Ability to manage operatives, subcontractors and suppliers.
• Knowledge of lettable standards and property maintenance.
• Strong organisational and communication skills.
• IT literate with MS Word, Excel and repairs systems.
• Full, clean UK driving licence.
• Able to obtain and maintain DBS clearance.

Responsibilities

• Lead, manage and motivate a multi-disciplinary team of voids operatives.
• Oversee day-to-day delivery of void maintenance works.
• Coordinate labour, materials and resources to maximise productivity.
• Ensure works meet lettable standards, budgets and timescales.
• Monitor performance of operatives, suppliers and subcontractors.
• Liaise with multiple departments to ensure smooth service.
• Carry out inspections and identify remedial works.
• Handle customer enquiries and maintain SME customer focus.
• Ensure health and safety procedures are followed on site.
• Submit timesheets, reports and other documentation.
• Support recruitment, development and performance management.
• Participate in out-of-hours rota as required.
