Job summary

Howells Solutions Limited is seeking a hands-on Supervisor (Repairs and Maintenance) to lead operatives across residential properties in Welwyn and Hatfield. You will oversee day-to-day repairs, allocate workloads and ensure safety and quality across projects.

The role requires experience in social housing or property maintenance, strong communication, and a solid health and safety understanding. A full UK driving licence is required for a permanent, full-time position with a £45,000 salary.

Responsibilities

• Supervise a team of maintenance operatives across residential properties.

• Monitor productivity, quality of work and safety.
• Address issues or queries from operatives, residents or clients.
• Ensure repairs are completed safely and in line with health and safety rules.
• Assist with complaints and on-site problem resolution.
• Liaise with office and management on workloads and progress.
• Ensure proper use of materials, tools and equipment.
• Provide guidance to operatives as needed.
• Complete paperwork and reports related to works and performance.
• Occasionally inspect properties for additional repairs.

Role: Supervisor (Repairs and maintenance)

Job opportunity

We are working with a leading Repairs & Maintenance contractor, to recruit an experienced supervisor to join their team covering the Welwyn and Hatfield area.

This is a hands-on supervisory position, overseeing day-to-day repairs and maintenance works across residential properties. You will be responsible for supervising operatives, monitoring workloads and ensuring works are completed safely, efficiently and to a high standard.

The ideal candidate will have previous experience within social housing, property maintenance or a similar repairs environment, with a good understanding of day-to-day responsive repairs and planned maintenance.

Key responsibilities

• Supervise a team of maintenance operatives working across residential properties.
• Allocate and monitor daily workloads, ensuring jobs are completed within agreed timescales.
• Carry out regular site visits and inspect completed works to ensure they meet the required standards.
• Monitor operative performance, productivity and quality of work.
• Deal with any issues or queries raised by operatives, residents or clients.
• Ensure repairs are completed safely and in line with relevant health and safety requirements.
• Assist with investigating and resolving any complaints or problems on site.
• Liaise with the office and management team regarding workloads, progress and outstanding works.
• Ensure materials, tools and equipment are being used appropriately.
• Provide support and guidance to operatives when required.
• Complete paperwork, reports and updates relating to works and performance.
• Carry out occasional inspections of properties and identify any additional repairs or remedial works required.

About you

• Previous experience in a supervisor or team leader role within repairs and maintenance.
• Experience working within social housing, housing maintenance or a similar environment.
• Good knowledge of general property repairs and maintenance.
• Able to manage a team and organise workloads effectively.
• Confident communicating with operatives, residents, clients and management.
• Strong understanding of health and safety.
• Good organisational and problem-solving skills.
• Full UK driving licence.
