Job summary

Novus Property Solutions is seeking a Site Manager (Retrofit) to oversee retrofit and planned refurbishment works across social housing contracts. You will manage site teams, subcontractors, and documentation to ensure on-time delivery, quality and safety standards.

The role covers multiple sites around Basingstoke and surrounding areas, including Rickmansworth, Harrow, High Wycombe and Chelmsford. A SMSTS or NVQ, 3-day First Aid and a Full UK driving licence are required, with a DBS check

Qualifications

• SMSTS or NVQ certification preferred.
• 3-day First Aid certification required.

• Proficient in MS Office and IT systems.

Responsibilities

• Manage site teams, activities and resources across contracts.
• Select and form site personnel teams, including Sub Contractors.
• Ensure all contract documentation/reports are accurate and produced on time with Contracts Manager.
• Identify site hazards and ensure risk assessments and controls are implemented.
• Ensure site works comply with health, safety and welfare regulations.
• Assist in preparation for estimates, bids and tenders with Contracts Manager.
• Create, manage and report on multi-site projects using a master programme.

Site Manager (Retrofit) (Fixed term contract)

Location: Basingstoke office, Site based around Rickmansworth, Harrow, High Wycombe, Chelmsford and surrounding areas, Typically working Monday to Friday 39 hours per week - Initially on a Fixed Term Contract until March 2027

Along with utilising your Site Management skills in live Social Housing environments delivering Retrofit and Planned refurbishment works you’ll also be looking for ways to add real social value to the communities and customers you work with. Supported by your peers, team, and management to solve problems and trusted to make decisions to grow and develop relationships and revenue.

Whilst ensuring the smooth running of multiple designated sites, ensuring all site personnel carry out their tasks efficiently and effectively to enable the contract to be completed on time, with zero defects, within budget and with no risk to the Health & Safety of their operational team, the Client or the general public. Delivering varied works including Solar, loft insulation and ventilation measures, windows and doors - collecting relevant documentation, evidence recording and meeting tight deadlines is vital for project delivery and to meet the requirement of SHDF.

An outline of your responsibility as a Site Manager

• Manage site teams, work activities and resources to meet the requirements of individual contracts.
• Manage the selection and formation of site personnel teams (including Sub Contractors)
• Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
• Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
• Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
• Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
• Create, manage and report on projects with multiple, live site locations through the use of a master programme.

About You

The successful Site Manager will ideally have strong experience in Planned refurbishment works and preferably some good working Retrofit knowledge, within Social Housing/tenantedproperties. A good working knowledge of Internal and External works, including Solar, insulation and ventilation measures and window and door installs desirable. Experience managing the delivery through to completion/ handover, including understanding complex documentation and evidence collating to tight deadlines. Managing a few sites at any given time. Commercial awareness ensuring costs are meeting budget requirements. Great communication skills to build relationships with the Client and Tenants alike. You will need to hold a Full UK driving licence to travel to Sites daily. You must hold SMSTS or associated NVQ, 3 day First Aid, as well as being confident with IT and proficient in MS Office. The role will also require a DBS check.
