Job summary

Novus Property Solutions is seeking a Contracts Manager (Retrofit) to lead a small team of Site Managers delivering retrofit works across social housing. You’ll mobilise a new retrofit contract with an existing client, ensure on-time delivery, within budget and with strict health & safety standards.

Ideal candidates will have retrofit and planned works experience, knowledge of PAS 2030/2035, a full UK driving licence, and a willingness to travel to sites. DBS check will be required.

• Experience in planned and retrofit works contracts, including social housing.
• Knowledge of PAS 2030 & 2035 is essential.
• Self-starter with delivery focus and good team communication.
• Full UK driving licence and DBS check will be required.

Responsibilities

• Manage site personnel and subcontractors to meet contract requirements.
• Control contract progress to meet timeframes and budgets.
• Ensure contract documentation and reports are accurate and timely.
• Attend monthly client meetings to review performance and planning.
• Assist in preparation, processing and selection of estimates, bids and tenders.
• Present contract briefs to clients.

Contracts Manager

Location : Basingstoke office, covering Rickmansworth, Harrow, High Wycombe, Chelmsford and surrounding areas- Typically working Monday to Friday 39 hours

Initially a Fixed Term Contract until March 2027

With responsibility for successfully leading a small team of Site Managers delivering Retrofit works including, Solar panels, ventilation measures, loft insulation, windows and doors in a Social Housing setting. Ensuring contracts are completed to programme, with zero defects, within budget and with no risk to Health & Safety of their operation team, the client, or the public. The successful candidate will be client facing and have extensive knowledge of Retrofit & Planned Works within Social Housing environment Including working knowledge of PAS 2030 & 2035 and all related documentation to comply with SHDF.

Along with utilising your Contracts Management skills, you’ll also be looking for ways to add real social value to the communities and customers you work with. Supported by your peers, team, and management to solve problems and trusted to make decisions to grow and develop relationships and revenue.

An outline of your responsibility as a Contracts Manager

• Manage the selection and formation of site personnel teams (inc. sub-contractors) as determined by individual contracts.
• Manage site personnel, work activities and resources to meet the requirements of individual contracts.
• Control individual contract progress, focusing completion withintime framesand budget
• Ensure all necessary contract documentation / reports are accurate and produced on time.
• Attend monthly client meetings to review performance and future planning of works
• Working under the Retrofit Manager you will support on the preparation, processing and selection of estimates, bids and tenders and the development of the procurement programme.
• Assist in the presentation of the contract brief to the client

About You

As an experienced Contracts Manager you will have the experience of working within a planned and retrofit works contracts including both internal andexternal works, within a social housing environment. Ideally you will hold SMSTS, First Aid or associated NVQ, but if this has expired, we will support you to renew, it’s the knowledge and skills that goes with the qualification that’s essential to us. Knowledge of PAS 2030 & 2035 is essential to the role. Our preferred candidate will be experienced, knowledgeable, be a self starter who is focused on delivery and able to communicate well with the team to ensure everyday runs smoothly.You will need to hold a Full UK driving licence to travel to Sites regularly. The role will require a DBS check
