Job summary

Novus Property Solutions is seeking a Site Manager for our Bristol area, overseeing external refurbishment works across a 60 mile radius. You will manage a skilled trade team, ensuring on-time delivery, zero defects, and adherence to health and safety standards.

You will lead site personnel, coordinate subcontractors, and ensure accurate reporting while growing relationships with clients and tenants. A full UK driving licence and SMSTS/NVQ are required, along with IT proficiency.

• SMSTS or NVQ required.
• First Aid certification (3 days) required.
• Full UK driving licence required.
• Proficiency in MS Office and IT required.

Responsibilities

• Manage site teams, work activities and resources to meet contract requirements.
• Coordinate site personnel teams (including Sub Contractors).
• Collate all preconstruction information (packs, asbestos surveys).
• Ensure contract documentation/reports are accurate and produced on time with Contracts Manager.
• Identify site hazards and implement risk assessments and controls.
• Ensure compliance with legal Health, Safety and Welfare requirements.
• Assist in estimates, bids and tenders in partnership with Contracts Manager.
• Create, manage and report on projects across multiple live sites using a master programme.

Job description

Location: Bristol office, Site based covering a 60 mile radius of Bristol and surrounding areas, Typically working Monday to Friday 39 hours per week

Along with utilising your Site Management skills in live Social Housing environments delivering planned external refurbishment works in the main with occasional internals, you’ll also be looking for ways to add real social value to the communities and customers you work with. Supported by your peers, team, and management to solve problems and trusted to make decisions to grow and develop relationships and revenue. The works will typically include full reroofing program, insulation, fascia's, soffits, rainwaters goods and scaffolding, delivered with a Sub Contractor model

Whilst ensuring the smooth running of multiple designated sites, ensuring all site personnel carry out their tasks efficiently and effectively to enable the contract to be completed on time, with zero defects, within budget and with no risk to the Health & Safety of their operational team, the Client or the general public.

An outline of your responsibility as a Site Manager

• Manage site teams, work activities and resources to meet the requirements of individual contracts.
• Manage the selection and formation of site personnel teams (including Sub Contractors).
• Collate all preconstruction information (packs, asbestos surveys etc).
• Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
• Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
• Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
• Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
• Create, manage and report on projects with multiple, live site locations through the use of a master programme.

About You

The successful Site Manager will ideally have strong experience in Planned refurbishment Works, within Social Housing/tenanted properties and have a good working knowledge of external works, managing the delivery through to completion/ handover, including understanding complex documentation and evidence collating to tight deadlines. Managing a few sites at any given time. Commercial awareness ensuring costs are meeting budget requirements. Great communication skills to build relationships with the Client and Tenants alike. You will need to hold a Full UK driving licence to travel to Sites daily. You must hold SMSTS or associated NVQ, 3 day First Aid, as well as being confident with IT and proficient in MS Office.
