Job summary

Novus Property Solutions is seeking a Site Manager to oversee social housing refurbishment projects across Workington area, including Whitehaven and surrounding towns. You’ll manage site teams, coordinate subcontractors, and drive projects from planning to handover while maintaining quality, budget, and safety standards.

The role requires SMSTS or equivalent, a full UK driving licence, and proficiency with MS Office.

Qualifications

• Experience managing planned refurbishment works in social housing/tenanted properties.
• Strong communication skills to build relationships with clients and tenants.
• Willingness to travel to multiple sites with a daily site presence.

Responsibilities

• Manage site teams, activities and resources across contracts.
• Select and form site personnel teams, including subcontractors.
• Produce contract reports with Contracts Manager, on time and accurately.
• Identify hazards, implement risk controls and ensure health and safety compliance.
• Ensure regulatory compliance and spend against budget targets.
• Assist in preparing estimates, bids and tenders with Contracts Manager.
• Create and report on multi-site projects using master programmes.

Location: Workington office, Site based around Workington, Whitehaven, Egremont, Maryport, Wigton and surrounding areas, Typically working Monday to Friday 39 hours per week

Whilst ensuring the smooth running of multiple designated sites, ensuring all site personnel carry out their tasks efficiently and effectively to enable the contract to be completed on time, with zero defects, within budget and with no risk to the Health & Safety of their operational team, the Client or the general public.

An outline of your responsibility as a Site Manager

• Manage site teams, work activities and resources to meet the requirements of individual contracts.
• Manage the selection and formation of site personnel teams (including Sub Contractors)
• Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
• Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
• Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
• Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
• Create, manage and report on projects with multiple, live site locations through the use of a master programme.

About You

The successful Site Manager will have experience in Planned refurbishment Works, within Social Housing/tenantedproperties and have a good working knowledge of Internal and External refits , managing the delivery through to completion/ handover. Managing a few sites at any given time. Commercial awareness ensuring costs are meeting budget requirements. Great communication skills to build relationships with the Client and Tenants alike. You will need to hold a Full UK driving licence to travel to Sites daily. You must hold SMSTS or associated NVQ, as well as being confident with IT and proficient in MS Office. The role will also require a DBS check.
