Job summary

CR3 Recruitment is seeking a Freelance Site Manager to oversee two residential projects in North Kent. You will travel between sites, coordinating refurbishment and new-build works valued at approx.

£1.2m per project, and ensure programmes, safety, and quality are maintained across both sites. Applicants should have prime residential site management experience, SMSTS, CSCS, First Aid and a full UK driving licence, with an ability to manage two sites and staggered logistics.

Qualifications

• Previous experience as Site Manager in prime residential construction.
• Strong experience with refurbishment and new-build projects.
• Experience on £1m+ projects and ability to travel between two North Kent sites.

Responsibilities

• Managing the day-to-day running of two residential construction sites.
• Coordinating subcontractors, trades and site operatives.
• Ensuring works are completed to programme and within agreed timescales.
• Maintaining high standards of health & safety across both sites.
• Managing site logistics, materials and deliveries.
• Liaising with the project team, subcontractors and other key stakeholders.
• Monitoring workmanship and ensuring all works meet the required quality standards.
• Reading and working from drawings, specifications and construction programmes.
• Identifying and resolving any issues that arise on site.
• Maintaining accurate site records and reporting progress to the wider project team.
• Ensuring both refurbishment and new-build works are delivered efficiently.

Freelance Site Manager - North Kent

CR3 are currently working with a well-established prime residential contractor specialising in high-quality private residential developments, refurbishments and new-build projects across Kent and the surrounding areas. With a growing pipeline of work in the region, they are looking to bring an experienced Freelance Site Manager on board for two live projects.

About the Role

We are currently seeking an experienced Site Manager to oversee two residential projects across North Kent.

This is a dual-site position, with the two projects located on opposite sides of North Kent, so a willingness to travel between sites is essential. Both projects are a combination of refurbishment and new-build works, with each project having a value of approximately £1.2 million.

Key Responsibilities

• Managing the day-to-day running of two residential construction sites
• Coordinating subcontractors, trades and site operatives
• Ensuring works are completed to programme and within agreed timescales
• Maintaining high standards of health & safety across both sites
• Managing site logistics, materials and deliveries

Requirements

• Previous experience working as a Site Manager within prime residential construction
• Strong experience managing refurbishment and new-build projects
• Previous experience managing projects in the region of £1m+
• Strong subcontractor and site management skills
• Good understanding of health & safety requirements
• SMSTS
• CSCS
• First Aid
• Full UK driving licence and access to a vehicle
• Comfortable travelling between two sites across North Kent
